NEWS ROUNDUP

ACQUISITION: Alterra IOS buys 11-property IOS portfolio. Alterra IOS has acquired a portfolio of 11 IOS properties totaling more than 31 usable acres and featuring approximately 206,000 SF of warehouse and maintenance space. The Alterra deal team included Mark Gannon. Will Gabriel and Angad Guglani with Cooper Square Acquisitions represented Alterra in the transaction. Thomas Lasky and Anthony VanVoorhis with Colliers represented the seller.

ACQUISITION: Westlake Realty buys 5.4 acre Silicon Valley IOS for $7.4M. Westlake Realty Group has acquired 255 Mayrock Road in Gilroy, California. The property includes 5 buildings totaling 24,466 SF that are currently 88% leased. The Westlake Realty deal team included Kristina Chang, Stew Cedarleaf, Lino Campanile, and Brandon Rowell. Jeffrey Barnes with Colliers facilitated the transaction.

ACQUISITION: Jadian IOS buys 7 acre IOS in Phoenix metro area. Jadian IOS has acquired 4820 and 4740 West Colter Street in Glendale, Arizona. The property features a 17,000 SF shop/warehouse building plus 25,000 SF of covered, open-air industrial storage. The Jadian deal team included Kees t’Sas, Alex Stahl, Zachary Friedman, and Daniel Schuchinsky.

DISPOSITION: Panther Capital Group sells 3.32 acre IOS in Jacksonville, FL. Panther Capital Group has facilitated the sale of 6880 West 12th Street in Jacksonville, Florida. The property includes a 9,500 SF industrial building. Hector Delgado with Panther Capital Group represented the seller in the transaction.

ACQUISITION: COARE Industrial buys 1.4 acre IOS in Orlando, FL, metro area. COARE Industrial has acquired 7235 Gardner Street in Winter Park, Florida. The property includes 2 buildings totaling 3,245 SF. COARE pre-leased the property during the due diligence period to a regional horticultural services firm. Stephen Barry and Hansel Rodriguez led the COARE Industrial deal team. Rich DeGirolamo and Santiago Acevedo with Compass facilitated the transaction.

LEASE SIGNED: IOV leases 2.84 acre IOS in Houston metro area. Industrial Outdoor Ventures (IOV) has leased out 1812 Avenue J in Galena Park, Texas. The property features a 6,806 SF maintenance facility. The new tenant is Spectrum. The IOV deal team was led by Eric Johnson and Anthony DeLaurentis. Patrick McKiernan and James Mashni with First Houston Properties Inc. represented IOV in the transaction.
