TRIP and ABR buys 5 IOS properties

ACQUISITION: TRIP and ABR buy 5 IOS properties. ABR Capital Partners (ABR) and TRIP (formerly Biynah Industrial Partners) have acquired 5 additional properties for their Transportation-Related Industrial Portfolio (TRIP). The portfolio focuses on truck terminals, truck parking, and high flow-through industrial assets. It now includes 22 assets. The TRIP deal team was led by Jeff Josephs, while the ABR deal team included Jake Martin. The recently acquired properties are:

  • 1861 Massaro Boulevard in Tampa, Florida

  • 1235 Constitution Road in Atlanta, Georgia

  • 6709 Grade Lane in Louisville, Kentucky

  • 11700 Northwest 36th Avenue in Miami, Florida

  • 837 Apollo Road in Eagan, Minnesota

Alpine Partners sells Houston IOS

DISPOSITION: Alpine Partners sells 9.25 acre IOS in Houston, TX. Alpine Partners has facilitated the sale of 111 Berry Road in Houston, Texas. The property features several crane-served buildings totaling 40,000 SF and was sold vacant. Alpine fully leased the property upon close. Alpine’s Derick Perkins represented the buyer, while Matthew Franques represented the seller.

Singh realty buys Massachusetts IOS

ACQUISITION: Singh Realty Group buys 11 acre IOS site in Haverhill, MA. Singh Realty Group has acquired 1400 Hilldale Avenue in Haverhill, Massachusetts. The firm plans to develop the industrial-zoned land parcel for commercial vehicle parking. The Singh Realty Group is led by Sanjay Singh, who negotiated the off-market deal directly with the seller.

Dalfen buys Houston area IOS

ACQUISITION: Dalfen acquires 4.9 acre IOS in the Houston metro area. Dalfen Industrial has acquired 501 and 529 South 16th Street in La Porte, Texas. The property is 100% leased to OptiX LLC. Riley Hillis and Philip Middleton with HM Secured represented Dalfen and were the only brokers involved in the transaction. The Dalfen deal team included John Lettieri and Eli Ray.

Swartz Co. sells Atlanta IOS

DISPOSITION: Swartz Co. sells 2.79 acre IOS in Atlanta metro area. Swartz Co. Commercial Real Estate has brokered the sale of 9254 South Main Street in Jonesboro, Georgia. The transaction price was $580,000. Judd Swartzberg with Swartz Co. represented the seller in the deal. Adiam Berhe with Coldwell Banker Commercial Metro Brokers represented the buyer.

CBRE leases Denver IOS

LEASE SIGNED: CBRE leases 4.94 acre IOS in Denver, CO. CBRE has facilitated the leasing of 3750 Nome Street in Denver, Colorado. The property features a 31,116 SF industrial building. The CBRE deal team of Sam Dragan and Mike Camp represented the owner, Industrial Outdoor Ventures (IOV). The lease was signed fewer than 30 days after IOV closed on the property. Eric Johnson and Ben Backer led the IOV deal team. Steve Serenyi with Colliers represented the tenant, Lakin Tire.
