Jeremiah Baron & Co. sells FL IOS

DISPOSITION: Jeremiah Baron & Co. sells 14 AC IOS on Treasure Coast for $6M. Jeremiah Baron & Co. Commercial Real Estate has facilitated the sale of 1121 DiGiorgio Road in Port St. Lucie, Florida. The property features 2 warehouses totaling 40,139 SF plus (2) 12,000 SF open-air metal storage canopies. Brian Schwan with Jeremiah Baron & Co. represented the seller in the transaction.

Stubblebine sells 2 IOS assets

ACQUISITION: Stubblebine brokers sales of 2 IOS assets in New England. The Stubblebine Co. has facilitated the sale of 2 IOS properties in Massachusetts and Rhode Island. Both transactions were led by Stephen Flynn and Matty Drouillard. The properties are:

  • 19 Oak Street in Chelmsford, Massachusetts — 2,400 SF on 1.13 AC, sold for $2.25M to Bay Crane Cos.

  • 370 Wampanoag Trail in Riverside, Rhode Island — 15,400 SF on 3.33 AC, sold for $3M to Jadian IOS (Jadian deal team led by John Grib and Alex Stahl)

Hyde Park buys Texas 2-pack of IOS

ACQUISITION: Hyde Park Commercial buys 2 IOS properties in San Antonio, TX. Hyde Park Commercial has acquired 2 properties in Northwest San Antonio, Texas. Sameed Gagai, Christian Zyire Ardoin-Dural, and Milco Cipriani led the Hyde Park deal team. The properties are:

  • 2023 FM 1516 — 9,300 SF industrial service facility on 6.4 AC

  • 15501 Capital Port Drive — 22,000 SF industrial building on 1.07 AC

Panther sells FL IOS

DISPOSITION: Panther Capital Group sells 5 AC IOS in Bradenton, FL. Panther Capital Group has facilitated the sale of 6011 33rd Street East in Bradenton, Florida. The well-located site offers 5 AC of outdoor storage with PDI zoning. Zachary Pakizer led the Panther Capital deal team in the transaction.

L&A sells Louisiana IOS

ACQUISITION: Lee & Associates brokers $500K sale of warehouse with IOS in Gonzales, LA. Lee & Associates has facilitated the sale of 2941 South Ruby Street in Gonzales, Louisiana. The 0.58 AC property features a 5,000 SF warehouse plus fenced IOS space and is currently leased to Big RT Enterprises LLC. Tom McGee with Lee & Associates Baton Rouge represented the buyer in the transaction. Realty Executives represented the seller, Bayou St. John Properties.

DarwinPW leases Chicago IOS

LEASE SIGNED: DarwinPW Realty leases 3 AC IOS in Chicago. DarwinPW Realty has facilitated the leasing of 4301 South Packers Avenue in Chicago, Illinois. The property includes a 20,055 SF industrial building. The landlord is Stonemont. Marc Hale and Ali Nix with DarwinPW represented the tenant in the transaction.
