FINANCING: Cooper-Horowitz arranges $300M IOS acquisition loan for Jadian IOS. Cooper-Horowitz has secured a $300M acquisition facility from Truist Bank on behalf of Jadian IOS. The loan will allow Jadian to continue acquiring IOS assets across the country. Justin Horowitz, Ben Knopf, Josh Tropper, and Jack Goodman led the Cooper-Horowitz deal team. The Jadian deal team included Daniel Schuchinsky and Zach Fredman. Alexander Rownd and Chas Williams led the Truist deal team.

ACQUISITION: LanCarte brokers sale of 14 AC IOS in Dallas metro for $4,685,000. LanCarte Commercial Real Estate has facilitated the sale of 4331 and 4341 Cement Valley Road in Midlothian, Texas. The 2 properties include 23,800 SF of industrial improvements. Laurie Carter and Parker Lancarte with LanCarte represented the buyer, Wolfspeed Texas Holding, in the transaction.

ACQUISITION: EverDutch buys 7.19 AC IOS portfolio in Phoenix metro area. EverDutch has acquired 4022 West Broadway Road and 402 and 411-423 West Orion Street in Tempe, Arizona. The portfolio features 4 properties totaling 18,545 SF of industrial improvements. Alex Bluth and Michael Sutton led the EverDutch deal team. Shawn Dooley with Ross Brown Partners facilitated the transaction.

DISPOSITION: Kenai Capital Advisors sells 4.75 AC IOS in Denver metro area. Kenai Capital Advisors has facilitated the sale of 8200 East 84th Avenue in Commerce City, Colorado. The property features a 9,221 SF industrial service facility and is 100% leased to a national telecom infrastructure tenant. The buyer was Stockbridge Capital Group, led by Joe Dunne. Garrett Neustrom, Canyon Law, and Jules Sherwood with Kenai represented the seller, Stonemont Financial Group. The Stonemont deal team included John Spangler and Ryan Meehan.

ACQUISITION: IG Logistics buys 2 AC IOS in Sarasota, FL, for $2.4M. Imperium Capital’s IG Logistics (IGL) has acquired 1727 and 1755 Desoto Road in Sarasota, Florida. The low-coverage property features 21,000 SF of warehouse buildings and is IGL’s first Sarasota acquisition. The property is currently leased to L&W Supply. The IGL deal team included Thomas Mammolito, Daniel Glaser, and Sam Schneider.

LEASE SIGNED: Open Industrial leases out 7.5 AC IOS in Virginia and North Carolina. Open Industrial has signed a lease renewal with Gregory Poole Equipment Co. The renewal covers 3 properties in Richmond, VA; Winchester, VA; and Rock Mount, NC. Jared Okun and Joshua Gurland led the Open Industrial deal team.
