ACQUISITION: Miramar buys 13.8 AC IOS in Fort Worth, TX. Miramar Capital Advisors has acquired 9000, 9001, 9020, and 9021 Primoris Court in Fort Worth, Texas. The property features 4 buildings totaling 41,000 SF and is leased for 8.5 years to a major Texas-based electric utility provider. Peter Eichler, Brandon Miller, and Sallar Tahbaz led the Miramar deal team. Dustin Volz, Stephen Bailey, and Greer Shetler with Newmark facilitated the transaction.

ACQUISITION: Apricus Realty Capital buys 18.56 AC IOS in Northwest Houston. In partnership with ABR Capital Partners, Apricus Realty Capital has acquired 11403 North Houston Rosslyn Road in Houston, Texas. The property includes roughly 53,000 SF of warehouse and industrial service facilities and is 100% leased to American Piping Products. The Apricus deal team included Matthew Haley, Garrett Marler, and Cort Martin. CW Sheehan, Jack Britton, Peyton Ackerman, and Nate Henderson with JLL represented Apricus in securing debt financing.

DISPOSITION: Bento Property Group sells 3.76 AC IOS in Dallas-Ft. Worth metro. Bento Property Group has facilitated the sale of 1306 West Oakdale Road in Grand Prairie, Texas. The low-coverage property includes a 28,000 SF industrial facility. The buyer was Jadian IOS, led by Danny Chapman. Julian Christel and Steven Bentolila led the Bento Property Group deal team.

ACQUISITION: Alterra buys 3.3 AC IOS in Boston’s MetroWest area. Alterra IOS has acquired 158 Butterfield Drive in Ashland, Massachusetts. The property features 17,857 SF of industrial improvements. Sean Christman led the Alterra deal team. Chris Skeffington with CBRE facilitated the transaction.

ACQUISITION: SpurLine Holdings buys 1.7 AC IOS in Denver metro area. SpurLine Holdings has acquired 5433 Newport Street and 5420 Niagara Street in Commerce City, Colorado. The portfolio features 14,000 SF of industrial buildings and is 100% leased to 3 tenants. The SpurLine deal team included Mark Blakely, Matthew Vandal, Brian Keesling, and Nate Schneider.

LEASES SIGNED: Open Industrial fully leases 6.4 AC IOS in Fredericksburg, VA. Open Industrial has brought 200 Central Road in Fredericksburg, Virginia, to 100% occupancy. The property features several buildings totaling 14,000 SF. The new tenants are Ruppert Landscape and Brandywine Heavy Trucks & Equipment, which were represented by Isaac DeRegibus with Cushman & Wakefield | Thalhimer and Spence Daw with KLNB, respectively. Jared Okun and Joshua Gurland led the Open Industrial deal team.
