Trident funds San Diego loan

FINANCING: Trident Capital funds $9.2M loan for 7.43 acre IOS in San Diego. Trident Capital Partners has funded a senior-secured loan for the acquisition and development of an IOS site on Vista Santo Domingo in San Diego, California. The property has been acquired by Stanton Road Capital. Blake Klassen led the Trident deal team, and Scott Selke with Cushman & Wakefield facilitated the transaction.

CREC buys TX IOS

ACQUISITION: Capital Real Estate buys 5.65 acre IOS in Beaumont, TX. Capital Real Estate has acquired 410 South 4th Street in Beaumont, Texas. The property features 20,000 SF of industrial space. Troup Rolland, Matt Cooper, and Blake Deer led the Capital Real Estate Commercial deal team. James Mashni and Joseph Sturek with First Houston Properties represented the seller.

L&A sells SC IOS

DISPOSITION: Lee & Associates sells 2 acre IOS in Charleston, SC metro area. The APEX Investment Property Group of Lee & Associates has facilitated the sale of 913 Commerce Circle in Hanahan, South Carolina. The property features a 7,500 SF industrial building. Jon-Michael Brock, Alex Whittemore, and Thomas Buist led the Lee & Associates deal team in the off-market transaction.

Metz Industrial leases NJ IOS

LEASE SIGNED: Metz Industrial Group leases 2.8 acre IOS in Newark, NJ. The Metz Industrial Group of Bussell Realty Corp. has facilitated the leasing of 320 Elizabeth Avenue in Newark, New Jersey. The new tenant is Best Logistics. Jordan Metz, Benito Abbate, and James Friel with Metz Industrial represented both sides of the transaction.

Trinity Partners leases Charlotte IOS

LEASE SIGNED: Trinity Partners leases 2.25 acre IOS in Charlotte, NC area. Trinity Partners has facilitated the leasing of 12406 Rock Hill-Pineville Road in Pineville, North Carolina. The property features a 6,600 SF industrial building. The new tenant is Yellowstone Landscape. Bradley Dunn with Trinity Partners represented the landlord, Catalyst Investment Partners, in the off-market transaction. The Catalyst deal team included Drew Miles, Adrian Golec, and Brandon Johnson.

LAUNCH: New industrial-focused brokerage debuts in Phoenix. Nick DePaul and Preston Brimhall have founded Basis Commercial Real Estate. According to Nick, “Basis Commercial is built on a track record of closing over $100M in real estate deals across Greater Phoenix.”
