DISPOSITION: Kidder Mathews sells 5.85 acre IOS in San Diego for $12.15M. Kidder Mathews has facilitated the sale of 2660 Cactus Road in San Diego, California, to Alterra IOS. The property features a 25,200 SF metal building with open sides and rooftop solar, as well as 2 separate storage and office buildings totaling 4,320 SF. Mickey Morera and James Duncan with Kidder Mathews represented the seller in the transaction.

ACQUISITION: B&D Holdings buys 6.73 acre IOS in Raleigh, NC for $10.15M. B&D Holdings has acquired 900 Freedom Drive in Raleigh, North Carolina. The low-coverage property features 2 industrial buildings totaling 78,956 SF. Frank Summers led the B&D deal team. Jake Viverette with The Overton Group represented B&D in the transaction. The acquisition marks B&D’s entry into the Raleigh market.

14045 Lake Drive in Columbus, Minnesota
ACQUISITION: CBRE brokers sale of 25.57 acre property in Minneapolis area. CBRE has facilitated the sale of 14045 Lake Drive in Columbus, Minnesota. The newly developed property, which totals 25.57 acres, features more than 4 acres of developed IOS space, as well as a 14,688 SF industrial building. Myles Harnden and Hunter Weir with CBRE represented the buyer, The Premiere Group, in the transaction. Danny McNamara with Cushman & Wakefield represented the seller.

ACQUISITION: Alluvion Partners buys 2.72 acre IOS in Houston metro area. Alluvion Partners has acquired 1300 South 16th Street in La Porte, Texas. The property features a 5,934 SF warehouse. Dean Taylor led the Alluvion Partners deal team. Walker McCairns and Nick Peterson with NAI Robert Lynn represented Alluvion in the transaction and are marketing the property for lease (it’s currently the only IOS listing in the Port of Houston).

DISPOSITION: Lee & Associates sells 1 acre IOS in Dallas-Fort Worth area. Lee & Associates has facilitated the sale of 2365 Houston Street in Grand Prairie, Texas. The property features a 4,000 SF shop building. Alex Wilson and Justin Moreau with Lee & Associates Dallas-Fort Worth represented both the buyer and the seller in the off-market transaction.

LEASE SIGNED: Rich Young Co. leases 22 acre IOS in DFW metro area. The Rich Young Company has facilitated the leasing of 2414 Country Club Drive in Carrollton, Texas. The low-coverage property features a 134,382 SF industrial distribution facility with plentiful yard space. Rich Young Jr. with the Rich Young Co. represented the tenant in the transaction. Mark Williams with Preferred Real Estate Brokers represented the landlord.
