Alterra buys GA IOS

2620 Campbell Boulevard

ACQUISITION: Alterra buys 3 IOS sites in Atlanta metro area. Alterra IOS has purchased 0 Liberty Industrial Park in McDonough, Georgia. The 12.5 acre site is being developed to feature 2 facilities of 20,000 and 6,000 SF. Stephen Bridges and Nat Weikert of OnPace Partners will market the property to prospective tenants. Alterra has also purchased 2620 Campbell Boulevard in Ellenwood, Georgia, a 10.5 acre site with a 24,500 SF building. Piedmont Properties’ Christian Samartino and Oakley RE Partners’ Jordan Camp brokered the sale. Finally, Alterra has also bought 498 Tuggle Greer Drive in Buford, Georgia. Mendy Ruder of Lee & Associates brokered the sale of this 5.3 acre site and will handle leasing. “Alterra IOS continues to lean into the Atlanta MSA and will continue to do so for the foreseeable future.” -Charlie Totten, SVP

JLL sells DC IOS

ACQUISITION: JLL reps Open Industrial in selling 8.7 acre IOS in Metro DC. Open Industrial bought 9341 Industrial Court in Manassas, Virginia, in March 2023, and leased it in September 2023. Congrats on the round trip! The JLL deal team included John Dettleff, Dan Coats, Abbot Wallenborn, Sam Haas, and Geoffrey H. Thomas, Jr.

Matthews sells FL IOS

ACQUISITION: Matthews sells 1.5 acres in Riviera Beach for $2.857M. Matthews RE Investment Services facilitated a sale-leaseback of 3562 State Road 710 in Riviera Beach, Florida. The multi-tenant low-coverage property features 11,340 SF of cold storage and warehouse space. The Matthews deal team was led by Nick Watson.

Cartage develops TX IOS

DEVELOPMENT: Cartage to develop 10 acre IOS in North Houston, TX. Cartage Capital Partners has acquired 17627 Aldine Westfield Road in Houston, Texas. The site will be developed into a Class A trailer storage and semi-truck parking terminal located across the street from George Bush Intl. Airport. The Cartage deal team included Steffan van Doesburg.

→HIRING: TRIP is hiring an East Coast Acquisition Associate. Transportation Related Industrial Properties (TRIP, successor to Biynah Industrial Partners) is seeking a new Associate to provide analytical and transactional support in the acquisition of IOS and ISF properties.
