ACQUISITION: Colliers sells 39 AC IOS development site in Chesapeake, VA. Colliers has facilitated the sale of 39 AC of industrial land in Cavalier Industrial Park, located at the corner of South Military Highway and Cavalier Boulevard in Chesapeake, Virginia. Plans for the property include 6 subdivided sites totaling 2.2-5.7 AC, each with a 7,000-25,000 SF industrial warehouse plus ample IOS space. All sites will be made available for lease, with phased deliveries expected from Q4 2027 through Q4 2029. Chamie Burroughs and Ricky Anderson with Colliers represented the buyer, Rampart Real Estate Partners, in the transaction.

ACQUISITION: Foundry Commercial buys 13 AC IOS development in the DFW. Foundry Commercial, in partnership with Manulife Investment Management, has acquired Wintergreen Yards in Hutchins, Texas. Located just off I-45 and adjacent to the Dallas Intermodal Terminal, the IOS development project will feature roughly 9 usable AC of concrete-paved IOS, along with 2 industrial buildings totaling 25,000 SF. Delivery is expected in Q1 2027. The Foundry deal team included Nick Vinson, while the Manulife deal team was led by Nate Nguyen.

DISPOSITION: Axiom Capital Advisors sells 2.59 AC IOS in Miami metro for $10.5M. Axiom Capital Advisors has facilitated the sale of 2200 North 30th Road in Hollywood, Florida. The property features a 9,208 SF industrial building. The buyer was Catalyst Investment Partners, led by Matthew Heaney. Jose Sasson, Roberto Susi, and Elad Barokas led the Axiom deal team in the transaction.

DISPOSITION: Private Capital Partners sells 3 AC IOS in Las Vegas for $3.25M. CBRE’s Investment Properties — Private Capital Partners team has facilitated the sale of 3535 North Rancho Drive in Las Vegas, Nevada. The property includes an 11,362 SF building. Tyler Ecklund with Private Capital Partners represented the seller, United Rentals Realty, in the transaction.

ACQUISITION: Corepoint RE brokers sale of 1.05 AC IOS in Ft. Meyers, FL. Corepoint Real Estate has facilitated the sale of 5470 Division Drive in Fort Myers, Florida. The low-coverage property features a 7,900 SF industrial building. The buyer was a partnership between K2 Real Estate Capital and Bear Development. Martin Cohen and Marc Smouha led the Corepoint deal team in the off-market transaction.

LEASE SIGNED: Elmwood & Co. leases 3.71 AC ISF in Savannah, GA. Elmwood & Company has facilitated the leasing of 41 Artley Road in Savannah, Georgia. The property features a 17,500 SF industrial service facility (ISF) with IOS space. Andrew Balch and Zachary Zakas with Elmwood & Co. represented both the tenant and the landlord in the transaction.
