DISPOSITION: JLL sells 33.8 AC IOS in Orlando metro area. JLL has facilitated the sale of 8340 American Way in Groveland, Florida. The property features 46,302 SF of improvements and was the largest zoned IOS site available in Central Florida. The JLL deal team included Luis Castillo, Cody Brais, Taylor Osborne, and David Orta Jr.

DISPOSITION: Hoyt sells 10 AC IOS In Medina, MN, for $3.2M. Hoyt Properties has facilitated the sale of 22510 Highway 55 in Medina, Minnesota. The property features 33,500 SF of industrial space. Steven Nelson, Ches Masserano, and Mackenzie Damerow with Hoyt represented the seller in the transaction.

ACQUISITION: Corepoint sells 2.7 AC IOS in Fort Myers, FL, for $3.7M. Corepoint Real Estate has facilitated the sale of 12090 Metro Parkway in Fort Myers, Florida. The low-coverage property features 2 industrial buildings totaling 22,800 SF. Martin Cohen and Marc Smouha with Corepoint represented the buyer in the transaction.

ACQUISITION: Commerce Park buys 3.7 AC IOS in Linden, NJ. Commerce Park, in partnership with Peter Feldman and Salvatore Frassetto with Saddleback Real Estate Developers, has acquired 801 Route 1 & 9 in Linden, New Jersey. The property features an 11,396 SF industrial building. Jack Schlenger and Alex Conte with The Blau & Berg Co. facilitated the transaction.

ACQUISITION: Alterra buys 3.4 AC IOS portfolio in Austin, TX, metro area. Alterra IOS has acquired 1910 West Pecan Street in Pflugerville and 17600 I-35 in Buda, Texas. Combined, the properties total 3.4 AC with 17,259 SF of building improvements. Gavin Weaver, Liz Scott, and Bo Ricks led the Alterra deal team. DISPOSITION: Marcus & Millichap sells 1.69 AC IOS in Baltimore area. Marcus & Millichap has acquired 7056 Aviation Boulevard in Glen Burnie, Maryland. The property includes a 2,704 SF service building. Alec Schwartz, Bryn Merrey, and John Faus led the Marcus & Millichap deal team.

LEASE SIGNED: Pacific Industrial signs lease renewal for 10.74 AC IOS in LA metro. Pacific Industrial has completed a long-term lease renewal with Brenntag for 4545 Ardine Street in South Gate, California. Neil Mishurda, Dan Floriani, Charley O’Desky, and Justin Rappel led the Pacific Industrial deal team.
