DISPOSITION: Pinnacle sells industrial site with IOS in Denver area for $11.4M. Pinnacle Real Estate Advisors has facilitated the sale of 4160 Busch Place in Frederick, Colorado. The 5.02 acre low-coverage property features roughly 30,000 SF of building space plus 2.82 acres of outdoor storage. The property is currently leased to Toro Robotics and Owl Vans. Peter Sengelmann, Paul Schneider, and Chase Grimes led the Pinnacle deal team.

DISPOSITION: NAI Realvest and Lober Real Estate sell 1.9 acre IOS in Lakeland, FL for $1.7M. NAI Realvest and Lober Real Estate have facilitated the sale of 8235 State Road 33 North in Lakeland, Florida. The property features a 10,000 SF industrial building. Zach Cichocki with NAI Realvest represented the seller in the transaction. Robbie Lober, Devin Beeler, and Alec Seow with Lober Real Estate represented the buyer and are currently marketing the property for lease.

ACQUISITION: Triten buys 25 acre IOS portfolio in Houston metro area. Triten Real Estate Partners has acquired 1503 Industrial Drive in Missouri City and 12202 Cutten Road in Northwest Houston, Texas. The properties span 5.45 and 20.1 acres, respectively. Scott Arnoldy, Jr, Will Hedges, and Keith Gabrielson led the Triten deal team.

ACQUISITION: Jadian buys 3 acre IOS in Dallas-Fort Worth area. Jadian IOS has acquired 2315-2333 Southwell Drive in Irving, Texas. The industrial service facility includes 2 shop buildings totaling 12,337 SF. The Jadian deal team included Kees t’Sas, Matt Perlmutter, Alex Stahl, and Daniel Schuchinsky.

LEASE SIGNED: Colliers leases 7.1 acre IOS in Savannah, GA metro area. Colliers has facilitated the leasing of 4801 Old Louisville Road in Garden City, Georgia. The property includes a 7,193 SF shop building. The new tenant is Southeast Connections. Sebastian Findlay with Colliers represented the landlord, Criterion Group, in the transaction.
