DISPOSITION: Preferred Real Estate Brokers sells 39.05 AC IOS portfolio in WY for $8M. Preferred Real Estate Brokers (PRB) has facilitated the sale of 1190, 1307, 1813, 2161, 2327, and 2425 Colman Circle in Casper, Wyoming. The portfolio features 9 properties totaling 94,030 SF of industrial buildings plus 20.05 AC of land for development and is anchored by tenants GMS and Centurion. The buyer was TruCore Industrial, led by Zachary Harris. Steve LaFortune Jr. and Mark Williams with PRB were the sole broker in the transaction.

ACQUISITION: Lee & Associates brokers sale of 4 AC IOS in Inland Empire for $4.8M. Lee & Associates has facilitated the sale of 23447 Cajalco Road in Perris, California. The property features 2 industrial buildings totaling 18,600 SF. David Mudge Jr with Lee & Associates represented the buyer in the transaction. Shy Assar and Braden Sprenger with Voit Real Estate Services represented the seller.

DISPOSITION: Vero Capital Group sells 3.41 AC IOS in Palm Bay, FL, for $2,814,000. Vero Capital Group has facilitated the sale of 2575 Doreatha Fields Avenue Northeast in Palm Bay, Florida. The low-coverage property features an 11,734 SF industrial building and is currently leased to Republic Services. Charles Moody, Michael Talbert, and Jarett Zackman with Vero represented the seller in the transaction. Charles Duvall and Derek Riggleman with Lee & Associates Central Florida represented the buyer.

DISPOSITION: Marcus & Millichap sells 2.5 AC IOS in Fairfield, NJ, for $5.5M. Marcus & Millichap has facilitated the sale of 19 US-46 in Fairfield, New Jersey. The property features 2 industrial buildings totaling 15,608 SF and is currently leased to Herc Rentals. The buyer was Alterra IOS, led by Mark Gannon and Sean Christman. Jake Vandenburg, Rory Shelby, and Scott Gould led the Marcus & Millichap deal team.

LEASE SIGNED: Elmwood & Co. leases 1.75 AC IOS in Savannah metro area. Elmwood & Co. has facilitated the leasing of 1.75 AC at 250 DeMott Drive in Bloomingdale, Georgia. Zachary Zakas with Elmwood & Co. represented the landlord, DeMott Development, in the transaction.
