Triten buys Texas IOS. Citywide gets a big number in Arizona. Matthews sells Wisconsin IOS. Legacy sells Florida IOS. Six new IOS deals.

NEWS ROUNDUP
ACQUISITION: Triten buys 4.66 acre IOS in DFW metro area. Triten RE Partners has acquired 3359 Raider Drive in Hurst, Texas, in an off-market sale-leaseback deal. The property features an 18,965 SF of warehouse and office space. The Triten deal team was led by David Shipman. Chris Wong of Bradford Commercial RE Services assisted with the acquisition.
DISPOSITION: Citywide sells low-coverage site in Phoenix for $1.5M. Citywide Commercial RE has represented both the buyer and the seller in an off-market deal at 1802 South 1st Avenue in Phoenix, Arizona. The 1.08 acre site includes a 5,000 SF warehouse and 1,000 SF of office space. The sale price was $1.5 million, or $300 psf on the building or $1.38 million per acre! The Citywide deal team included Chad Kirkorsky, Nick DePaul, and Preston Brimhall.
DISPOSITION: Matthews sells 11.68 acre IOS in Milwaukee for $6.2M. Matthews RE Investment Services has brokered the sale of 2024 East Birchwood Avenue in Cudahy, Wisconsin. The property, which is tenanted by Central States Trucking, features a 12,000 SF facility. The property is adjacent to Milwaukee Mitchell Intl. Airport. The Matthews deal team was led by Alexander Harrold.
DISPOSITION: Legacy sells 4.43 acre industrial + IOS in Florida’s I-4 corridor. Legacy Capital Partners has sold 4434 South Maine Avenue in Lakeland, Florida. The property features early 47,000 SF of industrial space along with 2 acres of IOS yard. The Legacy deal team was led by Jack McCunn. SVN’s Augie Schmidt and David Hungerford assisted with the deal, while Jimmy Ullrich and Ryan Vaught of Colliers executed the sale.
