Greenspring buys FL IOS

ACQUISITION: Greenspring closes on 4.81 acre IOS in Bradenton, FL. Greenspring Realty Partners has acquired 5928 East 21st Street in Bradenton, Florida. The property features 8,750 SF of warehouse and office space. The Greenspring deal team included Nicki Berg and Daniel Flamholz.

CoreOne buys OH IOS

ACQUISITION: CoreOne buys 4.62 acre IOS in Cleveland, OH. CoreOne Industrial has acquired 7901 - 8001 Old Granger Road in Cleveland, Ohio. The site features an 8,882 SF building. The site is currently leased by United Rentals. The CoreOne deal team included Joe Burton, Robert DePiero, and Corey Isdaner. Cushman & Wakefield’s David Leb and Jason Laver facilitated the transaction.

Stonemont buys NV IOS

4860 East La Mancha Avenue, Las Vegas, Nevada

ACQUISITION: Stonemont assembles 8.73 acre IOS in Las Vegas. Stonemont Financial Group has purchased 4860 East La Mancha Avenue in Las Vegas, Nevada. The 3.87 acre parcel is adjacent to Stonemont’s earlier purchase at 4820 East La Mancha Avenue. Stonemont is repositioning both properties into an 8.73 acre Class A IOS facility. The Stonemont deal team was led by Ryan Meehan. Jason Griffis of Cushman & Wakefield represented Stonemont in the sale.

FINANCING: BridgeInvest lends $37.68M for 3-site IOS portfolio. The funds will be used to refinance and fund the development of IOS facilities in Bloomington, California; Staten Island, New York; and Las Vegas, Nevada. The properties are owned by a JV between Stonemont Financial Group and Cerberus Capital Management. The BridgeInvest team is led by Alex Horn, Ian Glaser, and Jon Gitman.
