Panther sells TX IOS

DISPOSITION: Panther Capital Group sells 2.4 AC IOS in Laredo, TX. Guillermo de Nicolas with Panther Capital Group has completed his 1st full-circle IOS deal with the disposition of 13701 Cabezut Drive in Laredo, Texas. The property features 3,500 SF of industrial improvements and was sold after a 2-year holding period for a 65% internal rate of return. The buyer was a tenant that Panther Capital Group had previously secured.

Terminal Logistics buys Houtson IOS

ACQUISITION: Terminal Logistics buys 5.7 AC IOS in Houston. Center Capital Partners’ Terminal Logistics has acquired 6133 Selinsky Road in Houston, Texas. The property features 17,6991 SF of industrial buildings and is fully leased. The Terminal Logistics deal team included Jeremy Cohen, Jack McNamee, Ben Miller, and Max Reiter.

IG Logistics buys FL IOS

ACQUISITION: IG Logistics buys 1.67 AC IOS in Pompano Beach, FL, for $4M. Imperium Capital’s IG Logistics has acquired 808 Northwest 12th Avenue in Pompano Beach, Florida. The property features a 3,630 SF industrial service facility. The sale price was $3,916,650. Max Boruchov, Daniel Glaser, and Sam Schneider led the IG Logistics deal team. Larry Genet and Frankie Buffalino with CBRE are currently marketing the property for lease.

Jadian buys Charlotte ISF

ACQUISITION: Jadian IOS buys 4.5 AC ISF in Charlotte, NC. Jadian IOS has acquired 5801-5807 Orr Road in Charlotte, North Carolina. The property features a 15,100 SF industrial service facility (ISF). Mason Baldwin, Alex Stahl, and Daniel Schuchinsky led the Jadian IOS deal team.

Tranport Properties develops OH IOS

DEVELOPMENT: Transport Properties develops and leases 35 AC IOS in Columbus, OH. Transport Properties has completed the development and leasing of 3455 Alum Creek Drive in Columbus, Ohio. Although the company initially planned to lease the property to a single tenant, it subdivided the site for 4 tenants. Timothy McCahill, Rachel Field, and Howard Ferrari led the Transport Properties team in the project.

Sapphire closes IOS loan

FINANCING: Sapphire closes $3.8M loan for IOS in Easton, PA. Sapphire Industrial Lending has closed a 24-month non-recourse acquisition loan on behalf of B&D Holdings for the acquisition of an IOS property in Easton, Pennsylvania. Mark Bluni led the Sapphire deal team. The B&D Holdings deal team included Devon Geraghty, Jack Shulman, and Andrea Fiorenza.
