Miramar buys Atlanta IOS

ACQUISITION: Miramar Capital buys 15.2 acre IOS in Atlanta metro area. Miramar Capital has acquired a 15.2 usable acre IOS property on Cabin Drive in Conley, Georgia. The fully paved parking facility in the Moreland Avenue industrial corridor is currently occupied by a credit tenant. Peter Eichler, Brandon Miller, and Sallar Tahbaz led the Miramar deal team. Tom Shafer, Chase Matthews, and Stephen Bridges with OnPace Partners assisted in the acquisition.

Alterra buys North Carolina IOS

ACQUISITION: Alterra IOS buys 3.88 acre IOS in Greensboro, NC. Alterra IOS has acquired 530 Farragut Street in Greensboro, North Carolina. The property includes a 4,500 SF maintenance building and is fully leased to a national tenant. Gavin Weaver led the Alterra IOS deal team. Ben Sturgill with NAI Piedmont Triad facilitated the transaction.

CanTex buys DFW IOS

ACQUISITION: CanTex Capital buys 3.72 acre IOS in Fort Worth, TX. CanTex Capital has acquired 1251 Northeast Parkway in Fort Worth, Texas. The low-coverage property features a 12,500 SF industrial building and is currently 100% occupied by TruckPro LLC. Sam Cheema and Romy Cheema lead the CanTex team. Keaton Duhon with DuWest Realty facilitated the off-market transaction.

Elmwood leases GA IOS

LEASE SIGNED: Elmwood & Co. leases 7.5 acre IOS in Savannah, GA. Elmwood & Co. has leased 175 Container Road in Savannah, Georgia. The landlord is Peakstone Realty Trust. Zachary Zakas with Elmwood & Co. represented the tenant, Caucasus Auto Import, in the transaction.

Alluvion closes IOS loan

FINANCING: Alluvion Partners closes IOS loan in major metro area. Alluvion Partners has acquired and resolved a non-performing first lien loan secured by an IOS facility in a major U.S. metro area. The property is currently leased to a Fortune 500 company. Dean Taylor led the Alluvion deal team.

PEOPLE MOVES: Creek CRE hires VP of Brokerage Services. Mitch Hammack has joined Creek Commercial Real Estate as Vice President of Brokerage Services. Creek is one of Oklahoma’s top-performing commercial real estate firms. Mitch’s previous experience includes 6 years with KW Commercial.
