FINANCING: Alterra secures $244M financing for IOS acquisitions from Blackstone. Alterra IOS has announced the closing of a $244M loan from Blackstone Real Estate Debt Strategies. The initial funding was partly secured by 37 IOS properties totaling 806,000 SF on 165 AC. The Alterra deal team included Scott Whittle and Kate Mooney, while Tim Johnson led the Blackstone deal team. Justin Horowitz with Cooper-Horowitz represented Alterra in the financing.

FINANCING: Buchanan Street affiliate provides $12M loan for IOS development. Buchanan Street Partners affiliate Buchanan Mortgage Holdings has provided a $12M non-recourse senior construction loan to Dedeaux Properties for the development of a Class A IOS facility in San Bernardino, California. The planned site will feature a 6,000 SF maintenance building on 6.9 AC. The Buchanan Street deal team included Alexander Frosh and Chris Cervisi. Brett Dedeaux led the Dedeaux Properties deal team.

ACQUISITION: Terminal Logistics buys 4.3 AC IOS in Nashville metro area. Terminal Logistics, Center Capital’s IOS investment platform, has acquired 312 Babb Road in Lebanon, Tennessee. The fully leased property features 3 industrial buildings totaling 26,837 SF. The Terminal Logistics deal team included Jeremy Cohen, Jack McNamee, Ben Miller, and Max Reiter.

ACQUISITION: IOS Southwest buys 1.9 AC IOS in Phoenix. IOS Southwest LLC has acquired 22444 North 19th Avenue in Phoenix, Arizona. The property includes 11,560 SF of shop and office buildings. Duff Hearon and David Kinney led the IOS Southwest deal team. Max Schumacher and Mia Moilanen with Rein & Grossoehme facilitated the transaction. Hayden Thomson with FirstBank and Kirk Fonfara with Chicago Title also assisted in the deal.

LEASE SIGNED: Elmwood & Co. leases 2 AC IOS in Charleston, SC. Elmwood & Co. has facilitated the leasing of 489 Deanna Lane in Charleston, South Carolina. The property features recently graveled, gated, and fenced yard space. Ross Scherma and Zachary Zakas led the Elmwood & Co. deal team in the transaction.
