FINANCING: Cooper Horowitz arranges $33.3M loan for Center Capital Partners IOS portfolio. Cooper Horowitz has sourced a $33.3M permanent financing loan for a stabilized portfolio of 9 IOS properties operated by Center Capital’s IOS arm, Terminal Logistics, and totaling 65.7 usable acres. The assets were acquired and stabilized over the last year. The Cooper Horowitz team included Justin Horowitz, Richard Horowitz, Ben Knopf, and Joshua Tropper. The Center Capital team included Jeremy Cohen, Alex Valner, Jack McNamee, Blake Bowie, and Ben Miller.

DISPOSITION: Berger Commercial sells 4.8 acre IOS in Miami area for $10.5M. Berger Commercial Realty has facilitated the sale of 1200 Old Griffin Road in Dania Beach, Florida. The property features a 5,000 SF industrial building. The buyer was DS Realty Inc. Keith Graves, Daniel Forman, Jonathan Thiel, and Lawrence Oxenberg with Berger Commercial represented the seller, 1200 Old Griffin Road LLC, in the transaction.

ACQUISITION: Green Courte Partners buys 32 acre IOS in Tampa, FL. Green Courte Partners has acquired 1650 Hemlock Street in Tampa, Florida. The property is located adjacent to Port Tampa Bay. The seller, Hendry Marine Industries, will lease back a portion of the site, while Moran Environmental Recovery also occupies part of the property. Green Courte plans to redevelop 16 acres into new IOS space. The Green Courte deal team included Currey Hall, Jordan Kerger, Ashli Malatek, Anthony Farella, TJ Sobczak, and Zachary Bonheyo.

ACQUISITION: Schafer Richardson buys portfolio with IOS in North Kansas City. Schafer Richardson has acquired 1201 East 12th Avenue and 1110 Quebec Street in North Kansas City, Missouri. While 1201 East 12th Avenue includes a 500,000 SF distribution facility, the adjacent 1110 Quebec Street features 3.65 acres of IOS and a 16,000 SF building and is currently leased to United Rentals. The Schafer Richardson deal team included Hunter Larson. Henry Weiler and Andrew Fischer with Fischer Weiler Industrial (FWI) represented Schafer Richardson in the off-market transaction. Clay Golden and Ralph Coppola with Stream Realty Partners represented the seller.

ACQUISITION: Graystone Capital Advisors sells 3.87 acre IOS in DC metro area. Graystone Capital Advisors has facilitated the off-market sale of 10301 Southard Drive in Beltsville, Maryland, to Jadian IOS. The low-coverage property features a 30,478 SF industrial building. Kurt Hediger led the Graystone Capital Advisors deal team. The Jadian IOS deal team included Alex Stahl and Matt Perlmutter.

LEASE SIGNED: Andover Co. leases 3.15 acre IOS in Seattle, WA metro area. The Andover Co. Inc. has facilitated the leasing of 8528 South 222nd Street in Kent, Washington. The property features 2 buildings totaling 17,522 SF. Jack Crane and Jeff Crane with Andover represented the landlord in the transaction.
