Zenith buys IOS portfolio

ACQUISITION: Zenith buys 30 AC IOS portfolio across the DFW and Tulsa, OK. Zenith IOS has acquired a 3-property portfolio comprising roughly 30 AC and with 5 buildings totaling more than 105,000 SF. The Zenith deal team included Vinh Thai and Peter Cannon. Andrew Wiesemann with Matthews facilitated the transaction. The properties in the portfolio are:

  • 1200 North Main Street in Duncanville, Texas — 14.9 AC with a 49,000 SF tilt-wall facility

  • 1151 and 1201 Cantrell Sansom Road in Blue Mound, Texas — 7.5 AC with 3 buildings totaling 29,300 SF

  • 15403 East Skelly Drive in Tulsa, Oklahoma — 7.6 AC with a 26,900 SF industrial facility

Sagard/La Caisse buy TX IOS

ACQUISITION: Sagard Real Estate and La Caisse buy 13 AC IOS in Austin, TX. The IOS joint venture between Sagard Real Estate and La Caisse has acquired Chapman 71, located at the intersection of Highway 71 and Burleson Road in Austin, Texas. The low-coverage property includes 5 buildings totaling 126,027 SF. The Sagard Real Estate deal team was led by Brett Birkeland.

L&A sells Seattle IOS

ACQUISITION: Lee & Associates brokers sale of 7.1 AC IOS in Seattle metro area. Lee & Associates has facilitated the sale of 5501 184th Street East in Puyallup, Washington. Originally, a 126,000 SF warehouse was planned for the site, but the L&A team negotiated an assignment of the previous contract and assisted the buyer in acquiring the property for a truck yard facility. The L&A deal team included Andrew Hull and Scotty Rowe.

IG Logistics buys Jax IOS

ACQUISITION: IG Logistics buys 4.1 AC IOS in Jacksonville, FL, for $3.275M. Imperium Capital’s IG Logistics has acquired 5834 Richard Street in Jacksonville, Florida. The property features a 9,693 SF industrial service facility and is fully leased to Durham School Services. The IG Logistics deal team included Thomas Mammolito, Daniel Glaser, and Sam Schneider.

Open Industrial buys DC area IOS

ACQUISITION: Open Industrial buys 1.47 AC IOS in DC metro area. Open Industrial has acquired 4109 46th Street in Bladensburg, Maryland. The property features 2 industrial buildings totaling 16,450 SF. Rob Foa, Matt Potolicchio, and Chad Pitts led the Open Industrial deal team.

CushWake closes IOS loan

FINANCING: Cushman & Wakefield closes $7M financing for Columbus, OH, IOS. Cushman & Wakefields Institutional Equity, Debt & Structured Finance Team has facilitated a $7M loan for a 20 AC IOS asset in Columbus, Ohio, on behalf of GFH Partners and Transport Properties. Associated Bank provided the loan. Gideon Gil, Taylor Geiger, and Dale Braverman led the CushWake deal team.
