Marcus & Millichap sell NY IOS

DISPOSITION: Marcus & Millichap sells 0.41 acre IOS in NYC for $7.475M. Marcus & Millichap has facilitated the sale of 8215 Foster Avenue in Brooklyn, New York. At $233 per SF, the transaction set a new price record for IOS in the Canarsie submarket. Steven Siegel, Jakub Nowak, and Thomas Brennan with Marcus & Millichap’s Nowak Group represented the seller in the transaction. Nechama Liberow with Pinnacle Realty of New York represented the buyer.

Zenith buys TN IOS

ACQUISITION: Zenith IOS buys 13 acre IOS in Memphis, TN. Zenith IOS has acquired 3344 Cazassa Road in Memphis, Tennessee. The property features a fully leased cross-dock terminal with 54,000 SF of buildings. The Zenith deal team included James Baker and Peter Cannon. Gabriel Fisher and Jamie Fisher with Fisher Industrial Group sourced the acquisition opportunity for Zenith.

Alpine sells TX IOS

DISPOSITION: Alpine Partners sells 3.4 acre IOS in Houston, TX. Alpine Partners has facilitated the sale of 13001 Elaine Road in Houston, Texas. The property features a 12,000 SF industrial building. The buyer was Slyde G8 Fabrication, a tenant that executed a purchase option on the property. The seller was Red Beard Capital. Derick Perkins and Kyle Fischer led the Alpine deal team.

K2/Bear buy FL IOS

ACQUISITION: K2 and Bear buy 2.75 acre IOS in Tampa, FL metro area. K2 Real Estate Capital and partner Bear Development Holdings have acquired 1340 US Highway 19 North in Holiday, Florida. The property features a 7,500 SF shop building. Jose Sasson and Eli Sasson Bril with Axiom Capital Advisors were the brokers of record for the transaction. Devin Beeler and Jason McCormick with Lober Real Estate assisted in leasing the property to Load Runner Trailers.

Catalyst buys DC area IOS

ACQUISITION: Catalyst buys 2 acre ISF in Washington, DC metro area. Catalyst Investment Partners has acquired 4601 Lydell Road in Hyattsville, Maryland. The low-coverage property includes a 12,291 SF service facility. Connor Brophy led the Catalyst deal team. Jason Sullivan, Brian Siegel, and Melissa Parrish with Colliers helped structure the transaction.

Simpson CRE leases NC IOS

LEASE SIGNED: Simpson CRE leases 3.39 acre IOS in Durham, NC. Simpson Commercial Real Estate has facilitated the leasing of 5503 US Highway 70 East in Durham, North Carolina. The property features a fully-fenced and graveled yard. William Hatcher and Carter Dickinson with Simpson CRE represented the landlord in the transaction.
