Stream brokers FL IOS

ACQUISITION: Stream brokers $23.1M sale of 10.23 acre IOS in South FL. Stream Realty Partners has facilitated the sale of a 10.23-acre IOS asset located at the northwest corner of Northwest 33rd Street and Northwest 27th Avenue in Pompano Beach, Florida. The property, which was formerly used as an Amazon truck facility, has been purchased as a redevelopment site for 182,000 SF of industrial space. The seller was Criterion Group. Steve Medwin and Nick Wigoda with Stream represented the buyer. Chris Sullivan led the Criterion deal team.

Apricus buys TX IOS

ACQUISITION: Apricus/ABR JV buys 11.29 acre IOS in Houston, TX. A joint venture (JV) between Apricus Realty Capital and ABR Capital Partners has acquired 6003 Cunningham Road in Houston, Texas. The property features 32,358 SF of warehouse space and is currently leased to Knight Oil Tools. Garrett Marler, Cort Martin, and Matthew Haley led the Apricus deal team. CW Sheehan, Peyton Ackerman, and Nate Henderson with JLL represented the JV in the procurement of debt financing. Jason Tangen and Paul Dominique with Colliers represented the seller in the transaction.

Birddog buys TX IOS

ACQUISITION: Birddog Ventures buys 7.1 acre IOS in Fort Worth, TX. Birddog Ventures has acquired 5105-5201 Benbrook Boulevard in Fort Worth, Texas. The property is located just off US-377 and provides convenient access to I-20. John Davidson with JLL represented the seller in the transaction. The Birddog deal team included Brandon Schubert, Jon DuCharme, and Joshua Oerke.

Harbor leases SC IOS

LEASE SIGNED: Harbor Commercial leases 2.37 acre IOS in North Charleston. Harbor Commercial has facilitated the leasing of 4510 Rivers Avenue in North Charleston, South Carolina. The property includes a 1,860 SF industrial building. Crawford Riddle and Tradd Varner with Harbor Commercial represented the landlord, NB Corp. Hunter Dunagan with Bridge Commercial represented the tenant.

NAI Brannen Goddard leases GA IOS

LEASE SIGNED: NAI Brannen Goddard leases 7 acre IOS in Carnesville, GA. NAI Brannen Goddard has facilitated the leasing of 363 Bill Little Parkway in Carnesville, Georgia. The property features a 50,000 SF warehouse. Otis Rylee and Brock Wilson with NAI Brannen Goddard represented the tenant, Southern Design & Manufacturing, in the transaction.

FINANCING: Realterm provides $27.1M acquisition loan for 25 acre Dallas IOS. Realterm has originated a $27.1M loan to finance the acquisition of 1501 North Walton Walker Boulevard in Dallas, Texas. The property features a 94,000 SF truck terminal and a 29,000 SF maintenance shop and was acquired by Outpost. The Realterm deal team was led by Paul Sisson and Kate Sarris.
