Golden Lion sells Houston area IOS

DISPOSITION: Golden Lion sells 35.36 acre IOS in Houston area for $18.5M. Golden Lion Capital Investments has facilitated the sale of 11603 I-10 in Baytown, Texas. The property features 47,350 SF of industrial space. Lyman Phillips with Golden Lion represented both the buyer and the seller in the transaction.

O'Brien sells Massachusetts IOS

DISPOSITION: O’Brien sells 7.5 acre IOS in Central Massachusetts. O’Brien Commercial Properties has facilitated the sale of 72 Pratts Junction Road in Sterling, Massachusetts. The property features a 5,600 SF industrial building. Brandon Meeks with O’Brien represented the seller and procured the buyer in the transaction.

Foundry and Lober lease Tampa Bay IOS

LEASE SIGNED: Lober RE and Foundry lease 5 acre IOS in Tampa Bay area. Lober Real Estate Investments and Leasing and Foundry Commercial have facilitated the leasing of 12290 US-19 North in Clearwater, Florida. The property features a 27,000 SF industrial facility. Devin Beeler and Robbie Lober with Lober represented the tenant in the transaction. Caitlin Quinlan and Jesse Drake with Foundry Commercial represented the landlord, Stockbridge.

SwartzCo leases Atlanta area IOS

LEASE SIGNED: Swartz Co leases 4.17 acre IOS in Atlanta metro area. Swartz Co Commercial Real Estate has facilitated the leasing of 5035 GA-42 in Ellenwood, Georgia. The property features 3.5 acres of fenced IOS yard, as well as a 3,000 SF warehouse. Ryan Swartzberg and Judd Swartzberg with Swartz Co represented the landlord in the transaction.

BIG develops Charleston IOS

DEVELOPMENT: Brennan Investment Group develops 12 acre IOS in Charleston. Brennan Investment Group (BIG) has developed and delivered a speculative IOS property at 1430 Business Park Road in Summerville, South Carolina. BIG acquired the property in 2023. The property features parking spaces for 234 trailers. Tradd Varner with Harbor Commercial Partners is currently marketing the property for lease.
