NEWS ROUNDUP

FINANCING: Jadian receives $231M loan for IOS portfolio from Blackstone. Jadian Capital’s JIOS has closed on a $231M financing package from Blackstone Real Estate Debt Strategies (BREDS). The loan will be used to upgrade JIOS’s 43-property IOS portfolio, which totals 293 acres in the Sun Belt, Northeast, and Mid-Atlantic regions. The JIOS transaction team was led by Daniel Schuchinsky. Peter Rotchford, Tyler Peck, and Christopher Peck with JLL arranged the transaction.

ACQUISITION: Catalyst buys 1.7 acre IOS in Pompano Beach, FL for $4.7M. Catalyst Investment Partners has acquired 1858-1888 Northwest 22nd Court in Pompano Beach, Florida. The property features 9,964 SF of industrial space and marks the firm’s first acquisition in South Florida. Jose Sasson and Roberto Susi with Axiom Capital Advisors represented Catalyst in the transaction. Santiago Acevedo and Rich DeGirolamo with Compass represented the seller, Precast Wall Systems.

ACQUISITION: Realterm buys 5.4 acre IOS in Seattle, WA metro area. Realterm has acquired 19929 77th Avenue South in Kent, Washington. The property features a 12,640 SF shop building plus a 1,517 SF standalone office building. The Realterm deal team included Jack Falk, Glenn High, Joe Noon, Isaac Lau, Marc Vonderweidt, and Ed Brickley.

UPDATE: In our May 30 issue, we mentioned Steel Peak’s acquisition of 1876 West Fortune Road in Salt Lake City, Utah. The 5.37 acre IOS property sold for $7,575,000. We now know that Sean Silverbrook with BEB Capital provided the financing for the acquisition.

LEASE SIGNED: The Klabin Co. leases 3 acre IOS in Los Angeles area. The Klabin Company has facilitated the leasing of 1445 Judson Avenue in Long Beach, California. The tenant is LAN Logistics, which signed a 66-month lease agreement. Tyler Rollema and Matt Stringfellow with The Klabin Co. represented the landlord in the transaction.
PEOPLE MOVES: Transport Properties hires new Texas Partner. Transport Properties has opened an office in Texas and hired Mike Burney to serve as a Partner. Mike will lead Transport’s investment platform in Texas and across the Sun Belt. Mike’s previous experience includes roles at DryPort capital and Stonelake Capital Partners.
