Cooper-Horowitz arranges IOS financing

FINANCING: Cooper-Horowitz arranges $281M IOS portfolio financing loan for Catalyst. Cooper-Horowitz has secured a $281M portfolio financing loan on behalf of Catalyst Investment Partners. The portfolio features 77 properties spanning 12 markets and totaling 231 AC. Justin Horowitz, Ben Knopf, and Josh Tropper led the Cooper-Horowitz deal team. The Catalyst deal team included Dan Haroun, Max Heiden, Nell Hurley, and Kyle Earley.

TruCore buys CA IOS

ACQUISITION: TruCore Industrial buys 6.96 AC IOS in Sacramento, CA, metro. TruCore Industrial has acquired 2725 Fitzgerald Avenue in Dixon, California. The property includes a 4,000 SF building, plus 4.1 AC of improved and operational IOS space. TruCore intends to develop the remaining 2.86 AC into a fully paved asphalt IOS yard. The TruCore deal team included Hunt Rose and Zachary Harris.

Panther sells FL IOS

DISPOSITION: Panther Capital Group sells 5.18 AC IOS in Vero Beach, FL. Panther Capital Group has facilitated the sale-leaseback of 936 Old Dixie Highway in Vero Beach, Florida. The property features 12,000 SF of industrial improvements. Ruben Larrea and Guillermo De Nicolas with Panther represented both the seller, Sims Crane, and the buyer, Alterra IOS. The Alterra IOS deal team included Chris White and Morgan Specht.

Lift Partners buys LA IOS

ACQUISITION: Lift Partners buys 3.71 AC IOS in Los Angeles for $14.5M. Lift Partners has acquired 4500 York Boulevard in Los Angeles, California. The property features a 9,273 SF office building and a 5,785 SF vehicle maintenance building. Patrick Fisher and Michael Murray led the Lift Partners deal team. Michael Bogle with CBRE facilitated the transaction.

Matador sells OKC IOS

DISPOSITION: Matador sells 3 AC IOS in Oklahoma City, OK. Matador Realty Investments has sold 101 North Sara Road in Oklahoma City, Oklahoma. The low-coverage property features a 15,000 SF industrial facility and was acquired by the company in 2021. Jeremy Mercer led the Matador deal team in the transaction.

Avison Young leases Charlotte IOS

LEASE SIGNED: Avison Young leases 4.01 AC ISF in Charlotte, NC. Avison Young has facilitated the leasing of 2520 Eatonton Street in Charlotte, North Carolina. The property features a 35,100 SF industrial service facility (ISF) with an outdoor storage yard. Henry Lobb and Gray Gaines with Avison Young represented the landlord, Port Commercial Real Estate, in the transaction.
