Catalyst buys DC area IOS

ACQUISITION: Catalyst buys 1 acre IOS in Washington, DC area for $1.8M. Catalyst Investment Partners has acquired 6200 Fallard Drive in Upper Marlboro, Maryland, in a sale-leaseback deal. The property features a 6,000 SF warehouse. Catalyst is led by Dan Haroun and Max Heiden. Oliver Fryer, Bryan Herr, Andrew Meeder, and Matthew Curran with MacKenzie represented Catalyst in the transaction. Derrick Cohen with Greysteel represented the seller, R&F Trucking.

Alignment buys Arizona IOS

ACQUISITION: Alignment buys 1.03 acre low-coverage site in Northern Arizona. Alignment Realty Capital has acquired 7367 East 1st Street in Prescott Valley, Arizona. The property features a 12,181 SF building and is currently leased to SiteOne Landscape Supply. The Alignment deal team included Ben Sacks and Jake Gallagher. Stein Koss, Tom Louer, and Fenton Kelly with Lee & Associates brokered the transaction.

Northmarq sells Atlanta area IOS

DISPOSITION: Northmarq sells 2.61 acre IOS in Atlanta, GA metro area. Northmarq has facilitated the sale of 3885 Buford Highway in Duluth, Georgia. The property features an 8,600 SF building and is currently leased to Sunbelt Rentals. The Northmarq deal team included BJ Feller, Isaiah Harf, Mark Lovering, Josh Dicker, Christian Tremblay, Blaise Bennett, and Ian Swindle.

JLL leases IOS in Northern Virginia

LEASE SIGNED: JLL leases 2.71 acre IOS in Northern Virginia. JLL has facilitated the leasing of 2.71 acres and an 18,000 SF warehouse at 7817 Loisdale Road in Springfield, Virginia. The property is owned by Open Industrial, and the new tenant is Carter Machinery. 8.3 acres remain available to lease (demisable). The JLL deal team included John Dettleff, Sam Haas, Dan Coats, and Abbot Wallenborn. The Open Industrial team included Jared Okun, Blake Potolicchio, Joshua Gurland, and Michael Hutton.

Madison leases Denver area IOS

LEASE SIGNED: Madison Commercial leases 1.25 acre IOS in Denver, CO area. Madison Commercial Properties has facilitated the leasing of 12687 County Road 2-1/2 in Brighton, Colorado. The property includes a 1,244 SF former residence that has been converted to office space. The Madison deal team was led by Todd Brown.
