FINANCING: Cooper-Horowitz arranges $80M loan for IOS portfolio. Cooper-Horowitz has sourced a financing loan for a portion of an IOS portfolio on behalf of Dalfen Industrial and Centerbridge partners. Justin Horowitz, Richard Horowitz, Ben Knopf, and Joshua Tropper led the Cooper-Horowitz deal team. The Dalfen deal team was led by Richard Armstrong and Harrison Rudd, while the Centerbridge team was led by Elysia Beese and Hanna Schweinberg.

FINANCING: Arrow RE Advisors arranges $11,775,000 loan for 5-property IOS portfolio. Arrow Real Estate Advisors has arranged financing for a 5-property IOS portfolio totaling 20.6 AC on behalf of IG Logistics. The transactions include acquisition loans for 1528 Bristol Pike in Bensalem, Pennsylvania, and 2428 Reeves Road and 1715 Terry Drive in Joliet, Illinois, as well as refinancings for 4720 and 4750 Laredo Avenue in Fort Myers, Florida. Wintrust provided the funding. Justin Boruchov and Morris Dabbah led the Arrow Real Estate Advisors deal team.

ACQUISITION: Jadian IOS buys 13.1 AC IOS near Austin, TX. Jadian IOS has acquired 2001 Red Bud Lane in Round Rock, Texas. The low-coverage property includes 9 buildings totaling 49,800 SF. Kees t’Sas, Alex Stahl, Matt Perlmutter, and Daniel Schuchinsky led the Jadian IOS deal team in the transaction.

DISPOSITION: SRS Industrial sells 2.47 AC IOS in Phoenix area. SRS Industrial has facilitated the sale of 1935 East Deer Valley Drive in Deer Valley, Arizona. The property features a 10,500 SF warehouse/office building and is currently leased to Builders FirstSource, which plans to vacate at the end of the lease term in July 2026. The buyer is an owner-operator. Dave Faris led the SRS deal team in the transaction.

DISPOSITION: Colliers sells 3.09 AC warehouse with IOS in Phoenix. Colliers Phoenix, along with the Kendall Capital Markets Team, have facilitated the sale of 3637 East Miami Avenue in Phoenix, Arizona. The property includes a 44,162 SF industrial building. Chris Reese, Gian Bruno, Scott Scharlach, Kenny Patricia, Michael Kendall, and Kylie Jones with Colliers represented the seller in the transaction.

LEASE SIGNED: Kidder Mathews leases 5.41 AC IOS in Seattle metro area. Kidder Mathews has facilitated the leasing of 19929 77th Avenue South in Kent, Washington. The property features a 15,177 SF industrial building. Matt Murray with Kidder Mathews represented the tenant in the transaction. Thad Mallory and Blake Bentz with Newmark represented the landlord, Realterm. The Realterm deal team included Marc Vonderweidt.
