Good morning. Welcome to IOS List! In today’s issue, we’ll cover Alterra’s $103M portfolio acquisition loan and Lee & Associates’ sale of a 10 AC IOS asset in Texas.

NEWS ROUNDUP

FINANCING: Cooper-Horowitz arranges $103M loan from PGIM for Alterra IOS. Alterra IOS has secured a $103M acquisition loan for an IOS portfolio of 23 assets in 18 markets across the US. Justin Horowitz with Cooper-Horowitz secured the financing from PGIM on Alterra’s behalf. Scott Whittle and Kate Mooney led the Alterra deal team, while Justin Levitt led the PGIM deal team.

DISPOSITION: Lee & Associates sells 10 AC IOS in Austin, TX. Lee & Associates - Austin has facilitated the sale of 10777 South US-183 in Austin, Texas. The property features 7.5 AC of paved yard, as well as 52,000 SF of covered storage and an 8,370 SF industrial facility. Adam Green and Luke Boykin with Lee & Associates represented the seller, Tiger Capital, in the transaction.

DISPOSITION: Unique Properties sells 4.72 AC IOS in Denver metro for $6.2M. Unique Properties has facilitated the sale of 5400 Marshall Street in Arvada, Colorado. The property features 31,300 SF of industrial improvements. Brett MacDougall, Michael DeSantis, and Jonah Duran led the Unique Properties deal team.

ACQUISITION: CanTex Capital buys 3.43 AC IOS in West Dallas. CanTex Capital has acquired 1905 Akron Street in Dallas, Texas. The property includes a 15,500 SF warehouse. Chris Wong with Partners represented CanTex in the transaction.

LEASE SIGNED: PRB and Leader Properties lease 3.45 AC IOS in Fort Myers, FL. Preferred Real Estate Brokers (PRB) has facilitated the leasing of 17280 Jean Street in Fort Myers, Florida. The property includes a 2,500 SF office building. Mark Williams with PRB represented the landlord, Leader Properties, whose deal team was led by Stephanie Lazovska.
JOINT VENTURE: DCM Investment Group and TPG Angelo Gordon form JV to acquire IOS sites in the Netherlands. “By combining our expertise, we are well positioned to identify and realize opportunities in this rapidly growing segment,” DCM’s David van Goudoever said. “DCM’s extensive sourcing capabilities and market knowledge provide valuable support for future investments in this promising asset class,” remarked Jack Laarakkers of TPG Angelo Gordon.
