ACQUISITION: APEX buys 5.2 AC IOS in Houston. APEX has acquired 19915 Aldine Westfield Road in Houston, Texas. The low-coverage property features a 22,612 SF warehouse. Nathan Mai, Carlton Anderson, and JoAnn Vu with Mohr Partners facilitated the transaction. Alex Olshansky and Steve Ruimy led the APEX deal team.

ACQUISITION: Golden Lion sells 7.31 AC IOS in Clovis, CA, for $8.35M. Golden Lion Capital Investments has facilitated the sale of 3375 Peach Avenue in Clovis, California. The property features a 13,200 SF warehouse and truck maintenance shop plus a 15,000 SF office building and is currently leased to AT&T. Lyman Phillips and Jack Wood with Golden Lion represented the buyer, Westlake Realty Group, in the transaction. Kristina Chang led the Westlake deal team.

DISPOSITION: Simpson CRE sells 7.02 AC IOS in Greensboro, NC. Simpson Commercial Real Estate has facilitated a sale-leaseback for 1061 Boulder Road in Greensboro, North Carolina. The property features a 15,000 SF industrial building. William Hatcher, Wells Herndon, and William Wood led the Simpson CRE deal team in the transaction.

DISPOSITION: Lee & Associates sells 6.17 AC IOS portfolio in Lake Charles, LA, for $2.3M. Lee & Associates has facilitated the sale of 5903, 5907, 5909, and 5925 Wright Road and 501 BJ Cement Road in Lake Charles, Louisiana. The portfolio features 7 industrial buildings, and the buyer was Total Tire Solutions. Tom McGee led the Lee & Associates deal team in the transaction.

DISPOSITION: KSR sells 2.68 AC IOS in Houston, TX. Kassin Sabbagh Realty (KSR) has facilitated the sale of 10701 Todd Street in Houston, Texas. The low-coverage property features a 23,508 SF industrial building. The buyer was Dalfen Industrial, and the seller was Beeson Properties. The Dalfen deal team included John Lettieri and Kyle Weldon. Emil Shabot and David Warren led the KSR deal team in the off-market transaction.

LEASE SIGNED: Alluvion Partners leases out 2 AC IOS in Knoxville, TN, area. Alluvion Partners has leased out 14395 Hickory Creek Road in Lenoir City, Tennessee. The low-coverage property features two 6,000 SF warehouses. Dean Taylor led the Alluvion Partners deal team. Alex DeRusha and Jay Cobble with Providence Commercial Real Estate represented Alluvion Partners in the transaction. Clark Gross with Maddox Cos. represented the tenant, Revolution Industrial Group.
