ACQUISITION: B&D Holdings buys 29 AC Sun Belt IOS portfolio. B&D Holdings has acquired a portfolio of 6 IOS assets totaling 29 AC. The properties are currently 100% leased. A CBRE deal team led by Jonathan Bryan, Elliott Dow, and George Fallon represented the seller, Stonelake Capital Partners, in the transaction. Mike Burney led the B&D deal team. The properties in the portfolio are:
200 Mendel Drive in Atlanta, Georgia
2300 Peachtree Road in Atlanta, Georgia
20 Selig Drive in Atlanta, Georgia
627 112th Street in Arlington, Texas
500 Huffines Boulevard in Lewisville, Texas
340 West Northwest Highway in Grapevine, Texas

ACQUISITION: Greysteel brokers sale of 1.78 AC IOS in DC area for $4.925M. Greysteel has facilitated the sale of 3839 Ironwood Place in Landover, Maryland. The property features an 18,100 SF industrial facility. The seller was All Roads Trucking. Derrick Cohen and Zach Benlemlih with Greysteel represented the buyer, Catalyst Investment Partners, in the off-market transaction.

ACQUISITION: Rockbrook Equity buys 3.94 AC future IOS site in DFW metro. Rockbrook Equity has acquired 902 North McDonald Street in McKinney, Texas. The property includes a 9,259 SF building that is currently occupied by Dollar General. Once the retailer vacates the building within 90 days, Rockbrook plans to redevelop the property as a highly usable IOS facility. Jon Birnbrey and Cole Horowitz led the Rockbrook deal team. Liam Wagner with Younger Partners represented Rockbrook in the transaction.

ACQUISITION: IG Logistics buys 3.89 AC IOS in Atlanta metro area. Imperium Capital’s IG Logistics has acquired 1924 Graves Road in Norcross, Georgia. The transaction marks IGL’s first acquisition in the Atlanta MSA and includes an 8,000 industrial service facility that is currently leased to MHC Kenworth. Thomas Mammolito and Daniel Glaser led the IG Logistics deal team.

ACQUISITION: Alterra buys 5.1 AC IOS in San Antonio,TX, metro area. Alterra IOS has acquired 7059 Pipestone Road in Schertz, Texas. The property features a 30,000 SF industrial building. E. Liam Loftus led the Alterra deal team in the transaction.
PEOPLE MOVES: APEX welcomes new IOS investment pro to team. APEX has added David Hovis to its investments team. His prior experience incudes roles at Primer and Franklin Street. In his new role, David will focus primarily on sourcing IOS investment opportunities in Florida, Georgia, and the Carolinas.
