Good morning. Welcome to IOS List! In today’s issue, we’ll cover Almanac’s new IOS bet and Jadian’s latest ISF acquisition.

NEWS ROUNDUP

INVESTMENT: Almanac acquires minority stake in Alterra IOS. Neuberger Berman affiliate Almanac has taken a minority stake of an undisclosed size in Alterra IOS, the country’s largest IOS owner and manager. “This investment enables Alterra to build on our existing capabilities and further strengthen our leadership position in the growing IOS market,” Alterra Managing Partner and CIO Matthew Pfeiffer said. According to Almanac, the investment underscores its confidence in the long-term potential of IOS. “Alterra is a clear category leader in the IOS segment of industrial real estate,” said Almanac Managing Director Josh Overbay.
ACQUISITION: Jadian IOS buys 6.5 AC IOS in Sarasota, FL. Jadian IOS has acquired 6445 and 6407 33rd Street East in Sarasota, Florida. The property features a 4,000 SF industrial service facility. Sara Swift, Alex Stahl, and Daniel Schuchinsky led the Jadian deal team in the transaction.

ACQUISITION: Open Industrial buys 3.3 AC IOS in Spartanburg, SC. Open Industrial has acquired 4235 North Blackstock Road in Spartanburg, South Carolina. The property features a 10,700 SF industrial building and is fully leased to BTR Inc. Rob Foa, Matt Potolicchio, and Chad Pitts led the Open Industrial deal team. Christian Hober with Lyons Industrial Properties facilitated the transaction.

ACQUISITION: CanTex Capital buys 11.7 AC IOS portfolio in Dallas. CanTex Capital has acquired a portfolio of IOS and industrial properties totaling 147,376 SF. The properties are located at the corner of South Buckner Boulevard (Loop 12) and Hoyle Avenue in Dallas, Texas. Ryan Harding with Newmark and Natalie Snyder and Jake McMillon with Cresa Dallas facilitated the transaction.

LEASE SIGNED: Metz Industrial Group leases 1 AC IOS in Linden, NJ. The Metz Industrial Group (MIG) of Bussel Realty Corp. has facilitated the leasing of 1 AC of IOS at 1600 Lower Road in Linden, New Jersey. The new tenant is Alpha Cargo Transport. Jordan Metz, Benito Abbate, and James Friel with MIG represented the landlord, 1600 Lower Road Associates, in the transaction.

LEASE SIGNED: L|H Capital Partners leases 2.98 AC IOS in Hudson, FL. L|H Capital Partners has facilitated the leasing of 16015-16021 US-19 in Hudson, Florida. The property features 2 buildings totaling 11,000 SF. Ryan Hutowski and Griffen Kreutzberg with L|H Capital Partners represented the landlord in the transaction.
