Piedmont sells Jacksonville IOS

DISPOSITION: Piedmont sells 4.74 acre IOS in Jacksonville for $2.5M. Piedmont Properties has facilitated the sale of 1133 Baisden Road in Jacksonville, Florida. The property includes a 9,680 SF maintenance facility. Lester Osborn with Piedmont represented the buyer, Outour Storage Investments, in the transaction. Piedmont’s Christian Samartino represented the seller, Baisden Properties LLC.

Action sells Philadelphia are IOS

ACQUISITION: Action sells 1.07 acre IOS in Philadelphia area for $1.1M. Action Commercial Group has facilitated the short-term sale-leaseback of 1560 South Pennsylvania Avenue in Morrisville, Pennsylvania. The property features a 6,000 SF shop building. Adam Deeves with Action represented the buyer and was the only broker involved in the transaction.

Lift Partners sells Seattle area IOS

DISPOSITION: Lift Partners sells 9.29 acre IOS portfolio in Seattle, WA area. Lift Partners has closed on the sale of 26620 and 26330 79th Avenue South and 7915 South 261st Street in Kent, Washington. The 2-property portfolio totals 9.29 acres. The Lift team is led by Patrick Fisher and Michael Murray. Ryan Sitov and Melinda Marino with JLL and Taylor Hoff and Thad Mallory with Newmark facilitated the transaction.

Turcotte sells San Antonio IOS portfolio

DISPOSITION: Turcotte sells portfolio of 6 IOS properties in San Antonio, TX. Turcotte Real Estate Services has brokered the sale of 6 fully-leased IOS facilities located near the intersection of I-10E and SE Loop 410 in San Antonio, Texas. William Holder with Turcotte represented the seller in the transaction. The properties in the portfolio are:

  • 5895 Bicentennial Street — leased to OTR Fleet Services

The property features a 17,104 SF truck maintenance facility. The new tenant is Global Truck Repair. The Blau & Berg deal team was led by Jason Crimmins.
