Millennium CRE sells CO IOS

DISPOSITION: Millennium CRE sells 3.89 AC IOS in Colorado Springs, CO, for $5.1M. Millennium Commercial Real Estate has facilitated the sale of 702 Clark Place in Colorado Springs, Colorado. The low-coverage property features a 21,404 SF industrial building. Drew Dowis with Millennium CRE represented both the seller and the buyer, BEDNAD LLC, in the transaction.

Jadian IOS buys Phoenix IOS

ACQUISITION: Jadian IOS buys 6.9 AC IOS in Phoenix. Jadian IOS has acquired 3622 South 30th Street in Phoenix, Arizona. The property features an 18,400 SF industrial service facility. Kees t’Sas, Alex Stahl, Zachary Friedman, and Daniel Schuchinsky led the Jadian deal team in the transaction.

Alluvion buys Chattanooga IOS

ACQUISITION: Alluvion Partners buys 4.52 AC IOS in Chattanooga, TN, area. Alluvion Partners has acquired 214 Industrial Park Drive in Soddy-Daisy, Tennessee. The property features a 27,257 SF warehouse building. Dean Taylor led the Alluvion Partners deal team. Jeff Howell and David DeVaney with NAI Charter facilitated the transaction and are currently marketing the property for lease.

Terminal Logistics buys Houston IOS

ACQUISITION: Center Capital’s Terminal Logistics buys 4.4 AC IOS in Houston. Terminal Logistics, Center Capital Partners’ IOS platform, has acquired 13727 Reeveston Road in Houston, Texas. The property features 12,000 SF of industrial improvements. The Center Capital Partners deal team included Jeremy Cohen, Jack McNamee, Ben Miller, and Max Reiter.

Realterm buys Phoenix IOS

ACQUISITION: Realterm buys 2.8 AC IOS in Phoenix. Realterm has acquired 3615 South 28th Street in Phoenix, Arizona. The property includes 2 maintenance facilities totaling 20,650 SF. Blair Duncan, Brendan Coleman, and Ed Brickley led the Realterm deal team in the transaction.

CBRE finances IOS portfolio

FINANCING: CBRE arranges refinancing for IOS portfolio across 5 states. CBRE has successfully closed a refinancing loan for a portfolio of 8 IOS properties across 5 states. The transaction featured a 58% loan-to-value, full-term interest-only structure. The CBRE deal team included Nick Santangelo, Bruce Francis, Bob Ybarra, Shaun Moothart, Doug Birrell, James Korinek, Carly Grabher, Anna Britt, Amber Coleman, Andrew Post, Matt Thorp, and Griffin Walker.
