FUNDRAISING: Jadian lines up $2B for fund, including IOS component. Jadian Capital has raised more than $2B in commitments for its Jadian Real Estate Fund II, which it expects to close in April. That includes the IOS-focused JIOS Fund I sidecar, for which the firm has earmarked $500M. For its 2nd fund, Jadian has blasted past its original target of $1.4B. The fund targets sectors including aircraft hangars and small warehouses, as well as IOS. CEO Jadian’s leadership team includes Jarret Cohen, Dan Schuchinsky, Matthew Hennessy, Joe Cridge, and Aman Kapadia.

FINANCING: Edgewood closes $9M loan on 11.72 acre IOS in Portland, OR area. Edgewood Capital Advisors has provided a bridge loan secured by a 11.72 acre property in Wilsonville, Oregon. The property features a 46,000 SF cross-dock facility that is currently 100% owner-occupied. The Edgewood deal team included Chris Whittleton, Michael Galante, Tom Ferrell, Michael Doherty, Joe Giovannoli, Kyle Savino, and Christopher Odyniec.

DISPOSITION: CBRE sells 2.82 acre IOS in Kitchener, Ontario for CAD$5.11M. CBRE has facilitated the sale of 300 Shirley Avenue in Kitchener, Ontario, Canada, for CAD$5.11M (about USD$3.56M). The property features a 6,432 SF industrial facility. The buyer was Toromont Industries Ltd. Ted Peters and Duncan Webster with CBRE represented the seller, Stotesbury Transfer Ltd., in the off-market transaction.

DISPOSITION: DB2RE sells 4.08 acre IOS in Dallas, TX area. Davidson Bogel Real Estate (DB2RE) has facilitated the sale of 1600 East Airport Freeway in Irving, Texas. The property features 2 buildings totaling 20,800 SF and is currently 100% leased to Avis Car Sales. The buyer was Ambient Capital. David Guinn and Philip Cherrick with DB2RE represented the seller, Clay Cooley, in the transaction.

ACQUISITION: Klipa buys 1.26 acre IOS in Bedford, UK. Klipa Real Estate has acquired 2 Postley Road, Woburn Road Industrial Estate, in Kempson, Bedford, United Kingdom. The property features a 9,000 SF warehouse and was acquired on behalf of an owner-operator. The Klipa deal team was led by Richard Lea and Kieran Leay.

LEASE SIGNED: Charles Hawkins Co. leases 2.97 acre IOS in Nashville, TN area. Charles Hawkins Co. has facilitated the leasing of 400 Sandhill Road in La Vergne, Tennessee. Robert Stout, Kevin Irwin, and McNeill Stout with Charles Hawkins Co. represented the landlord, Bay Street Capital, in the transaction. The Bay Street deal team included Matthew Wiener and Jeremy Stenberg.
