FINANCING: Emerald Creek funds $5M loan for 1.7 acre IOS in Linden, NJ. Emerald Creek Capital (ECC) has funded a $5M acquisition loan for 1401 East Linden Avenue in Linden, New Jersey. The property features a 17,960 SF warehouse. The buyer was Ridgecut Road. The ECC deal team was led by Matt Fantuzzi. Scott Shalek and Eric Shalek led the Ridgecut Road team and plan to reposition the property as a Class A IOS facility. Christian Walsifer and David Thomas with Blau & Berg are currently marketing the property for lease.

DISPOSITION: Prescott sells 1.18 acre IOS in Whitman, MA for $1.86M. Prescott has facilitated the sale of 235 Essex Street in Whitman, Massachusetts. The property, which is zoned for IOS, includes a 10,440 SF industrial building and is fully leased to HomeWorks Energy. David Skinner and Vincent Cannistraro with Prescott represented the seller, Marvin Farms Realty Group, in the transaction. Colleen Foulsham with FC Realty Group represented the buyer.

DISPOSITION: Lee & Associates sells 7.6 acre IOS in North Houston, TX. Lee & Associates has facilitated the sale of 15550 Export Plaza Drive in Houston, Texas. The property features a 27,800 SF industrial building. Trey Erwin, Josh Carl, and Jason Dannatt represented the seller in the transaction.

ACQUISITION: Alterra buys 2.68 acre IOS in California’s Bay Area. Alterra IOS has acquired 4159 Santa Rosa Avenue in Santa Rosa, California. The property features 23,112 SF of buildings and is currently leased to Beacon Roofing Supply. The Alterra deal team was led by Gavin Weaver. Max Finn with SRS Real Estate Partners represented both the buyer and the seller in the transaction.

DISPOSITION: DB2RE sells 24 acres for truck terminal in Fort Worth, TX area. Davidson Bogel Real Estate (DB2RE) has facilitated the sale of 24 acres at the southeastern corner of Harmon Road and Westport Parkway in Haslet, Texas. The property was designated as noise mitigation land adjacent to Alliance Airport. Collins Meier, Edward Bogel, David Davidson, and Ryan Turner with DB2RE represented the seller, the City of Fort Worth, in the transaction. Jon Dandurand with Burr & Temkin represented the buyer, R+L Carriers. An additional 114 acres that were part of the noise mitigation program remain available for sale from DB2RE.

LEASE SIGNED: Waypoint leases 5.5 acre IOS in Greeley, CO. Waypoint Real Estate has facilitated the leasing of 401 17th Street in Greeley, Colorado. The property features a 32,225 SF warehouse, as well as 5.5 acres of fenced industrial outdoor storage. The Waypoint deal team included Brian Smerud and Erik Caffee.
