Good morning. Welcome to IOS List! In today’s issue, we’ll cover Good Investment Partners’ acquisition of 2 more travel centers and Neil Walter Co.’s sale of an IOS asset in Tacoma, WA.

NEWS ROUNDUP

ACQUISITION: Good Investment Partners buys 2 TravelCenters of America assets. Good Investment Partners has acquired 2 TravelCenters of America truck stop properties located at 8018 US-93 North in Missoula, Montana, and 171 Berkley Road in Paulsboro, New Jersey. Combined, the properties total 57 AC and complement the firm’s acquisition of a TravelCenters of America location in Commerce City, Colorado, which was completed last year. Good Investment Partners’ investment in the sector now totals approximately 82 AC and $87.6M. Ryan Good led the Good Investment Partners deal team in the transactions, while Justin Boruchov with Arrow Real Estate Advisors facilitated the financing and Northmarq’s Anthony Cohen and Logan Carbonari represented the seller.

ACQUISITION: Neil Walter Co. brokers sale of 7.14 AC IOS in Tacoma, WA. Neil Walter Co. has facilitated the sale of 3402 and 3408 Lincoln Avenue in Tacoma, Washington. The property includes a 10,200 SF office/industrial building. Nicholas Ratzke with Neil Walter Co. represented the buyer in the transaction.

ACQUISITION: Jadian IOS buys 3.3 AC IOS in Providence, RI. Jadian IOS has acquired 370 Wampanoag Trail in Providence, Rhode Island. The low-coverage property includes a 15,500 SF industrial service facility. John Grib, Alex Stahl, Zachary Friedman, and Daniel Schuchinsky led the Jadian IOS deal team.

ACQUISITION: Bricktop Capital buys 1.92 AC IOS in San Antonio, TX. Bricktop Capital has acquired 4702 Center Park Boulevard in San Antonio, Texas. The property features an 8,750 SF service facility. Mack Prioleau and Graeme Weaver led the Bricktop Capital deal team. Will Hall and Ryan Garcia with Stream Realty Partners facilitated the transaction.

LEASE SIGNED: Cushman & Wakefield leases 5.57 AC IOS in Los Angeles area. Cushman & Wakefield has facilitated the leasing of 505 West Foothill Boulevard in Azusa, California. The property features 55,957 SF of industrial improvements. Erik Larson, Robin Dodson, Paul Sims, and Maya Schirn represented the tenant in the transaction. Rick Sheckter and Johnson Chien with Newmark represented the landlord.

PEOPLE MOVES: Partners welcomes Chris Wong, new Partner with IOS focus. Chris Wong has joined the team at Partners as a Partner in the company’s Dallas-Fort Worth office. Chris’ experience includes roles at Bradford CRE, Austin Industries, and Deloitte. At Partners, Chris will focus on growing and building the company’s IOS platform across the DFW area and Texas as a whole.
