Good morning. Welcome to IOS List! In today’s issue, we’ll cover Outpost’s recent truck parking portfolio additions and B&D Holdings’ recent DFW IOS acquisition.

NEWS ROUNDUP

ACQUISITION: Outpost adds 5 new IOS properties to its truck parking portfolio. Outpost has acquired 5 new properties in California, Florida, and New Jersey — marking the company’s first acquisition in the Northeastern US. The expansion was made through a strategic investment in EV Realty. Trent Cameron led the Outpost deal team, while Patrick Sullivan led the EV Realty deal team. The properties are:
90 Kingsland Avenue in Newark, New Jersey — 7.1 AC
3200 Northwest 67th Avenue in Miami, Florida — 17 AC
1549 Industrial Drive in Stockton, California — 4.1 AC
461 McGraw Avenue in Livermore, California — 2.75 AC
18715 South Western Avenue in Torrance, California — 2.2 AC

ACQUISITION: B&D Holdings buys 3.8 AC IOS in Dallas-Fort Worth metro area. B&D Holdings has acquired 1210 East Avenue J in Grand Prairie, Texas. The property features a 22,000 SF warehouse. The B&D deal team included Martin Segal, Robert Logan, Danny Harrison, Mike Burney, Devon Geraghty, Amy Repole, and Jack Walton. David Guinn and Philip Cherrick with Davidson Bogel Real Estate facilitated the transaction.

DISPOSITION: Panther Capital Group sells 2.74 AC IOS in Central Florida. Panther Capital Group has facilitated the sale of 3351 Laughlin Road in Mount Dora, Florida. The low-coverage property features a 25,279 SF industrial building. Talava Washington and Gustavo Velez led the Panther Capital Group deal team in the transaction.

ACQUISITION: Alterra IOS buys 2.5 AC IOS in Philadelphia metro area. Alterra IOS has acquired 1501 Taylors Lane in Cinnaminson, New Jersey. The property features 4,875 SF of industrial improvements. Sean Christman led the Alterra deal team in the transaction.

LEASE SIGNED: DAUM CRE Services leases 5.18 AC IOS in Inland Empire. DAUM Commercial Real Estate Services has facilitated the leasing of 805 West Rialto Avenue in Rialto, California. The property features 13,300 SF of industrial improvements. Gus Andros with DAUM and Jerry Gilman with Sojka-Nikkel represented the tenant in the transaction. Juan Gutierrez, Shy Assar, Ian Ozimec, and Braden Sprenger with Voit Real Estate Services represented the landlord.

LEASE SIGNED: L|H Capital Partners leases 1.05 AC IOS in Orlando metro area. L|H Capital Partners has facilitated the leasing of 724 Carter Road in Winter Garden, Florida. The property features a 1,200 SF building. Nick Ledvora and Griffen Kreutzberg represented the landlord in the transaction.
