GTJ REIT buys Charlotte IOS

ACQUISITION: GTJ REIT buys 5.4 acre IOS in Charlotte, NC for $3.85M. An entity affiliated with GTJ REIT Inc. has acquired 9305 Pioneer Avenue in Charlotte, North Carolina. The property is located in an in-demand industrial area near the state line and is the REIT’s 2nd Charlotte IOS acquisition. Tom Tropeano, Chris Loyd, and Gray Gaines with Avison Young represented the seller, Fifth Ward Properties LLC, in the deal and will be marketing the property for lease.

Partners sells Houston IOS

DISPOSITION: Partners sells 21.14 acre industrial property in Houston, TX. Partners Real Estate has brokered the sale of 13827 West Hardy Road in Houston, Texas. The property features 2 buildings totaling 113,000 SF, plus a 3 acre IOS yard. Clay Pritchett, Zane Carman, and Jacob Cantu with Partners represented the seller in the transaction.

COARE buys Tampa area IOS

ACQUISITION: COARE buys 1.6 acre IOS in Tampa-St. Petersburg metro area. COARE Industrial has acquired 11050 70th Avenue in Seminole, Florida. The property features a 5,240 SF warehouse plus a 3,424 SF shop building. The COARE deal team included Stephen Barry and Hansel Rodriguez. Steven Bentolila and Simon Bentolila with Bento Property Group represented COARE in the transaction and were the only brokers involved. Bradley Hutton, David Hovis, and Patrick Kelly with Franklin Street are currently marketing the property for lease.

L&A leases Inland Empire IOS

LEASE SIGNED: Lee & Associates leases 8 acre IOS in Inland Empire market. Lee & Associates has facilitated the leasing of 2 Sinclair Street in Perris, California. The Lee & Associates deal team of Steffan Morris, Bobby Martinez, and Danielle Hebert represented the tenant in the transaction.

Roddy leases Philadelphia area IOS

LEASE SIGNED: Roddy leases 1.5 acres of IOS space in Philadelphia metro area. Roddy Inc. has leased 1.5 acres of yard space at 965 Thomas Drive in Warminster, Pennsylvania. The property is owned by TWA Holdings LLC, and the new tenant is Penn CDL LLC. Sean Durkin with Roddy represented both sides of the transaction.
