Good morning. Welcome to IOS List! In today’s issue, we’ll cover Stockbridge’s $900M IOS portfolio play and Axiom’s most recent Pompano Beach sale.

NEWS ROUNDUP

ACQUISITION: Stockbridge buys remaining interest in $900M IOS portfolio. Stockbridge’s Niche Logistics Fund has acquired the remaining 10% interest in an IOS portfolio it previously held through a joint venture. The portfolio includes 58 assets, spanning 644 AC and 1.6M SF across 18 US markets. David Egan serves as the Portfolio Manager for the Niche Logistics Fund.

DISPOSITION: Axiom sells 1.89 AC IOS in Pompano Beach, FL, for $4.5M. Axiom Capital Advisors has facilitated the sale of 1621 Blount Road in Pompano Beach, Florida. The low-coverage property includes a 9,000 SF industrial building. The buyer was Jadian IOS, led by Matt Perlmutter. The seller was Broward Realty. Jose Sasson and Roberto Susi led the Axiom Capital Advisors deal team in the transaction.

ACQUISITION: Catalyst Investment Partners buy 1 AC ISF in DC metro area. Catalyst Investment Partners has acquired 6300 Foxley Road in Upper Marlboro, Maryland. The property features a 4,640 SF industrial service facility (ISF). Connor Brophy led the Catalyst deal team. Kevin O’Neil with CBRE facilitated the transaction.

LEASE SIGNED: Stono Group leases out 2.23 AC IOS in Piedmont, SC. Stono Group has announced the leasing of its property 1400 Piedmont Highway in Piedmont, South Carolina. The property features a 10,415 SF industrial building. Kevin Hann and Sanders Chapman led the Stono Group deal team, which was represented by Matthew Roos with Lee & Associates Greenville/Spartanburg. Marshall Hill with Cresa represented the tenant, SiteOne Landscape Supply.

LEASE SIGNED: Colliers leases 2.88 AC IOS in Denver metro area. Colliers has facilitated the leasing of 9881 Titan Park Circle in Littleton, Colorado. The property features a 6,249 SF warehouse. Kristjan Danis and Matthew Marcus with Colliers represented the tenant in the transaction.
PEOPLE MOVES: Steel Peak hires new Director of Finance. Derek DeAntonis has joined the Steel Peak Properties team as the Director of Finance. Derek’s previous experience included roles at The Mount Vernon Co. and Boston Properies.
