ACQUISITION: Alterra IOS buys 8.7 acre IOS portfolio in Central Texas. Alterra IOS has acquired 2 IOS properties in the Austin and San Antonio metro areas. The properties feature a total of 33,500 SF of warehouse space on 8.7 usable acres. The Alterra deal team was led by Mark Gannon. The properties are:
5400 US Highway 90 in San Antonio, Texas — 5.2 usable acres with 16,500 SF
168 Park 35 Cove North in Buda, Texas — 3.5 usable acres with 17,00 SF

DISPOSITION: Lay Down Land Corp. sells 5.05 acre IOS in Bartow, FL for $1.35M. Lay Down Land Corporation has sold 3090 Highway 60 East in Bartow, Florida. The industrial-zoned property offers easy access to Tampa and the Lakeland-Winter Haven metro area. The Lay Down Land Corp. deal team was led by Nick Zivolich and Matthew Yarborough.

ACQUISITION: Triten RE Partners buys 2 acre IOS in Houston, TX metro area. Triten Real Estate Partners has acquired 3001 Awesome Lane in Deer Park, Texas. The property features a 20,000 SF industrial building. Will Hedges led the Triten deal team. Davis Lamberton and Samantha Muller with Blackwood Industrial represented Triten in the transaction. Paige Taylor and Alix Fox with Qualified Properties represented the seller.

DISPOSITION: MacKenzie sells 1.97 acre IOS in Baltimore, MD. MacKenzie Commercial Real Estate Services has facilitated the sale of 6608 Fort Smallwood Road in Curtis Bay, Maryland. The property features 5,000 SF of warehouse space. Bryan Herr and Matthew Curran with MacKenzie represented the seller in the transaction.

ACQUISITION: Greenspring Realty Partners buys 2.32 acre IOS in Tampa, FL. Greenspring Realty Partners has acquired 7810 Professional Place in Tampa, Florida. The property features a 14,434 SF industrial building that is currently available for lease. The Greenspring deal team included Dan Flamholz and Goral Khatta. Pablo Vignolo, Matthew Martinez, and Raul Pino with The Hype Real Estate Group brokered the off-market transaction.

ACQUISITION: Outpost buys 4 acre IOS in the Inland Empire. Outpost has acquired 11081 Cherry Avenue in Fontana, California. The property features an 8,200 SF cross-dock and a 2,100 SF maintenance facility. The Outpost deal team included Rob Brandt, Chenying Zhao, and Nick Rini.

LEASE SIGNED: Avison Young leases 2 acre IOS in Atlanta metro area. Avison Young has facilitated the leasing of 2 acres of IOS and 9,375 SF of industrial space at 3156 Buford Highway in Buford, Georgia. The Avison Young deal team was led by Les Johnson and Keaton Greene.
