NEWS ROUNDUP

DISPOSITION: Triten sells 117 acre IOS portfolio in East Houston, TX. Triten Real Estate Partners has sold a portfolio of 11 IOS properties totaling 117 acres. The properties are located close to I-10, 610 Loop, and Highway 90 in Houston, Texas. The buyers were Miramar with equity partner UBS. Will Hedges led the Triten deal team. Elliott Dow, Nathan Wynne, Randy Baird, Ryan Thornton, Jonathan Bryan, Eliza Bachhuber, and Emma Lentz with CBRE facilitated the sale.

DISPOSITION: Sheehan | Schumacher sells 9.76 acre IOS in Phoenix for $10M. Rein & Grossoehme’s Sheehan | Schumacher Industrial Team has facilitated the sale of 3401 South 39th Avenue in Phoenix, Arizona. The property features 3,866 SF of industrial and office space. The Sheehan | Schumacher deal team included Max Schumacher, Patrick Sheehan, and Jack Hansen.

DISPOSITION: Adana Capital sells 6 acre IOS in Mobile, AL. Adana Capital has sold 7601 Theodore Dawes Road in Mobile, Alabama. The property features a 5,021 SF industrial building and is currently leased by Sunbelt Rentals. The Adana Capital deal team included Charles Lintakoon and Ross Graves. Alexander Harrold with Matthews Real Estate Investment Services facilitated the transaction.

LEASE SIGNED: DarwinPW and Martin lease 5.02 acre IOS in Lansing, MI. DarwinPW Realty and Martin Commercial Properties have facilitated the leasing of 2888 South Creyts Road in Lansing, Michigan. The low-coverage property features an 18,000 SF industrial building. Marc Hale with DarwinPW Realty and Christopher Miller with Martin Commercial represented the new tenant, Herc Rentals, in the transaction.

LEASE SIGNED: Engel & Völkers leases 0.78 acre IOS in Southern California. Engel & Völkers has facilitated the leasing of 570 South Cypress Avenue in La Habra, California. The property includes an 835 SF office structure. Jason Kallen and Tom Masterani with Engel & Völkers Burbank represented the tenant in the transaction.

DEVELOPMENT: Zenith completes 18 acre IOS development in Clearwater, FL. Zenith IOS has completed a fully-repurposed build-to-suit IOS development in Sunshine Industrial Park, located along 126th Avenue North in Clearwater, Florida. The development was undertaken in partnership with institutional investors advised by J.P. Morgan Asset Management and will serve as the Tampa Bay hub for Insurance Auto Auctions. The Zenith development team was led by Benjamin Atkins.
