NEWS ROUNDUP

DISPOSITION: NAI Mertz brokers $7.4M sale of IOS in Philadelphia area. NAI Mertz has facilitated the sale of 509 Heron Drive in Swedesboro, New Jersey. The property features a 55,000 SF warehouse on 14.71 acres, including 3 secured acres of IOS space. The buyer was DH Property Holdings LLC, led by Dov Hertz. The NAI Mertz deal team was led by Jonathan Klear, who is currently marketing the property for lease.

ACQUISITION: Dalfen buys 6.7 acre IOS in Denver metro area for $4.8M. Dalfen Industrial has acquired 7563 Dahlia Street in Commerce City, Colorado. The property features a 10,000 SF industrial building. The Dalfen deal team included Richard Weiss, John Endres, and Connor Miller. Josh Baldwin led the deal team for the seller, Integrity Corps. Steven Bentolila with Bento Property Group brokered the transaction. Mike Viehmann with Newmark assisted in the acquisition and will be handling the leasing of the property.

ACQUISITION: Centurion Realty buys 6.5 acre IOS in Tampa, FL for $4.25M. Centurion Realty LLC has acquired 5515 Causeway Boulevard in Tampa, Florida. The property includes 2 buildings totaling 1,762 SF and is currently leased to Payne’s Environmental LLC. The seller was Newtek Bank. The Centurion deal team was led by Saul Tawil and Nate Palmer. Guillermo De Nicolas with Panther Capital Group facilitated the transaction.

ACQUISITION: Provident Partners buys 10.45 acre IOS in Houston, TX area. Provident Partners Real Estate has acquired 4417 South Main Street in Pearland, Texas. The property features several industrial buildings totaling 37,288 SF. Ben Stewart and Scott Martin led the Provident Partners deal team. Brock Holston and Derek Riggleman with Lee & Associates represented Provident Partners and were the only brokers involved in the transaction.

LEASE SIGNED: CenterPoint Properties leases out 4.66 acre IOS in Seattle, WA. CenterPoint Properties has leased out 4.66 acres of IOS space at 8249 5th Avenue South in Seattle, Washington. Totaling 17 acres, the CenterPoint Seattle Yard is one of the largest contiguous industrial yards in the SeaTac area. Chris Corr and Matt Murray with Kidder Mathews represented CenterPoint in the transaction and will continue to market the property for lease.

LEASE SIGNED: Avison Young leases 2 acre IOS in Raleigh, NC. Avison Young has facilitated the leasing of 2 acres of IOS space at 2917 Gresham Lake Road in Raleigh, North Carolina. An additional 3 acres of IOS remain available at the site. Evan Sassaman and John Gainey with Avison Young represented the landlord in the transaction.
