Ridgecut Road buys New Jersey IOS

ACQUISITION: Ridgecut Road buys 5.8 acre IOS in Northern New Jersey. Ridgecut Road has acquired 131 Beaverbrook Road in Lincoln Park, New Jersey. The property features a 33,000 SF maintenance facility, as well as a 10,000 SF standalone office building. Ridgecut Road plans to modernize and upgrade the property to Class A specifications. Scott Shalek led the Ridgecut Road deal team. Nick Stefans and Jason Lundy with JLL facilitated the off-market transaction. Max Custer and Michael Klein with JLL Capital Markets arranged the acquisition financing with Byline Bank.

Open Industrial buys Savannah, Georgia IOS

ACQUISITION: Open Industrial buys 10 acre IOS in Savannah, GA. Open Industrial has acquired 290-310 Telfair Road in Savannah, Georgia. The property includes a 2,400 SF office building. The Open Industrial deal team included Rob Foa, Matt Potolicchio, and Chad Pitts. David Gaule with Judge Realty is currently marketing the property for lease.

Colliers sells Memphis IOS

DISPOSITION: Colliers sells 7 acre IOS in Memphis, TN. Colliers has facilitated the sale of 2731 Airways Boulevard in Memphis, Tennessee. The property features a NNN-leased storage yard. Ben Ricketts with Colliers represented the seller, Hampton Partners, in the transaction. The Hampton Partners deal team was led by Tucker Robinson.

CanTex buys Dallas-Fort Worth IOS

ACQUISITION: CanTex buys 4.26 acre IOS in Dallas-Fort Worth. CanTex Capital has acquired 2121 Joel East Road in Fort Worth, Texas. The company plans to develop a 10,500 Class A tilt-wall industrial building on the site. Romy Cheema and Sam Cheema lead the CanTex team. Jeff Rein and Forrest Cook with Stream Realty Partners facilitated the transaction.

SRS and CushWake lease Bay Area IOS

LEASE SIGNED: SRS and Cushman & Wakefield lease 1.4 acre Bay Area IOS. Sequoia Realty Services (SRS) and Cushman & Wakefield have facilitated the leasing of 33363 Lewis Street in Union City, California. The property features an 8,184 SF industrial building. Frank Orrell with SRS and Grant Hyjer with Cushman & Wakefield brokered the transaction.

KW Commercial leases Texas IOS

LEASE SIGNED: KW Commercial leases 5 acre IOS in Laredo, TX. The Alcatraz Commercial Real Estate team of Keller Williams Commercial has facilitated the leasing of 12491 Mines Road in Laredo, Texas. Gabriela Lerma and Hilse Sandoval with KW Commercial represented the tenant in the transaction.
