NEWS ROUNDUP

DISPOSITION: McNulty brokers sale of 4.97 acre IOS in Orlando area to Alterra. McNulty Group Inc. has facilitated the sale of 301 Northstar Court in Sanford, Florida. The buyer was Alterra IOS. The property includes a 17,964 SF industrial building and is currently leased to EquipmentShare. The sale price was $6,762,500. The McNulty deal team included Josiah Biddle, Chuck McNulty, and Cole Wynia.

ACQUISITION: Miramar Capital Advisors buys 11-property portfolio in Houston. Miramar Capital Advisors has acquired an 11-property infill IOS portfolio totaling 117 acres in Houston, Texas. The portfolio was 100% leased at closing and clustered in a high-barriers-to-entry area of northeast Houston. Peter Eichler, Brandon Miller, and Sallar Tahbaz led the Miramar deal team. Nathan Wynne with CBRE assisted in the acquisition.

ACQUISITION: Adana Capital buys 3.6 acre IOS in Salt Lake City, UT. Adana Capital has acquired 850 South Redwood Road in Salt Lake City, Utah. The property features a 13,500 SF industrial facility and will be available for lease in October 2025. The Adana deal team was led by Charles Lintakoon and Ross Graves.

ACQUISITION: Catalyst buys 1.25 acre IOS in Kenilworth, NJ. Catalyst Investment Partners has acquired 200 Swenson Drive in Kenilworth, New Jersey. The property features a 3,200 SF service facility. Patrick Mullen and Nell Hurley led the Catalyst deal team.

LEASE SIGNED: Transport Properties leases 8.57 acre IOS in Indianapolis, IN. Transport Properties has leased out 8.57 acres at 6111 West Hanna Avenue in Indianapolis, Indiana, including an 18,126 SF office and maintenance facility. Casey Cunningham led the Transport Properties deal team. Adrian Boone II with Stream Realty Partners represented the tenant in the transaction. Mark Writt with CBRE represented Transport Properties and is currently marketing the remaining 12 acres at the site for lease.
LAUNCH: New firm launched to focus on IOS and small bay assets. Thomas W. Roberts has launched WREN Capital LLC, a company focused on building and managing a portfolio of IOS and small bay industrial properties in Phoenix and other Southwest markets. “WREN targets well-located, single-tenant net-leased properties with stable cash flow and the opportunity for asset appreciation,” Thomas says. “Through portfolio aggregation, we believe additional value can be created over the long term.” In addition to Thomas, the WREN team includes Jeff Roberts, Reed Williams, and Michael Roberts.
