FINANCING: Cooper-Horowitz arranges $150M IOS aggregation facility financing. Cooper-Horowitz has secured a $150M loan for a portfolio owned by Center Capital’s Terminal Logistics IOS platform. The portfolio features 23 IOS properties located in 7 states and totaling 111.1 AC. Justin Horowitz, Ben Knopf, and Josh Tropper led the Cooper-Horowitz deal team. The Center Capital deal team included Jeremy Cohen, Jack McNamee, Ben Miller, and Max Reiter.

ACQUISITION: DAUM facilitates sale, leasing of 3.1 AC IOS in Phoenix for $4.6M. DAUM Commercial Real Estate Services has facilitated the acquisition of 2221 West Deer Valley Road in Phoenix, Arizona. The property was acquired by a California-based family office real estate investor. The property includes a 7,000 SF industrial building. Trevor McKendry, Chris Rogers, Nick Reinhardt, Beau Citron, and Nick Fajardo with DAUM represented the buyer in the transaction and secured a tenant for the property during escrow.

ACQUISITION: Bricktop Capital buys 4.15 AC IOS in Austin, TX, metro area. Bricktop Capital has acquired 1605 Century Street in Pflugerville, Texas. The property features 6,243 SF of industrial buildings. Karson Conrad and Tyler Markwood with Bates Real Estate facilitated the transaction. Will Hall and J. Bridger Gunderson with Stream Realty Partners are marketing the property for lease.

ACQUISITION: Jadian IOS buys 3.2 AC IOS in Fort Myers, FL. Jadian IOS has acquired 6180 Federal Court in Fort Myers, Florida. The property features a 13,500 SF industrial service facility. The Jadian IOS deal team included Justin Fletcher, Alex Stahl, and Daniel Schuchinsky.

LEASE SIGNED: Colliers leases 5.1 AC asset with IOS in Palm Beach Co., FL. Colliers has facilitated a 7-year lease for 403 Hilbrath Drive in Lantana, Florida. The property features 3.5 usable AC, as well as a 16,227 SF office/warehouse building. The rental rate is $10,000 per month NNN per AC. Anthony Cicio and Michael Falk with Colliers represented the landlord in the transaction.

PEOPLE MOVES: Alluvion Partners welcome Director of Investments. Kyle Weldon has joined Alluvion Partners as the company’s 1st employee. Kyle will serve as Alluvion’s Director of Investments, with a focus on sourcing and executing investment opportunities, overseeing acquisition efforts, and driving asset management initiatives. His previous experience includes roles at Dalfen Industrial and Newmark.
