Simi Capital acquires Miami IOS

ACQUISITION: Simi Capital buys 10.5 acre low-coverage site in Miami for $31M. Simi Capital Group has acquired 8505 Northwest 74th Street in Miami, Florida. The property features an 80,000 SF warehouse. At closing, Simi also negotiated a restructured 10-year lease with tenant Iron Container, which was represented by Rene Vivo with Vivo Real Estate Group. The Simi deal team was led by Andrew Skydell and Jacob Diamond. Lee Katsikos with The Katsikos Group facilitated the off-market transaction.

Steel Peak buys Salt Lake City IOS

ACQUISITION: Steel Peak buys 5.37 acre IOS in Salt Lake City for $7.575M. Steel Peak has acquired 1876 West Fortune Road in Salt Lake City, Utah. The acquisition marks the company’s first in the SLC market. The property features 2 industrial buildings totaling 31,460 SF. Blake Rodgers and Pasha Johnson led the Steel Peak deal team. Phillip Eilers with Cushman & Wakefield represented Steel Peak in the transaction, while Charles Davis, also with Cushman & Wakefield, represented the seller, Stalsberg Properties LLC.

Catalyst buys IOS in Clearwater, Florida

ACQUISITION: Catalyst buys 2.4 acre IOS in Clearwater, FL. Catalyst Investment Partners has acquired 12895 Automobile Boulevard in Clearwater, Florida. The property features a 5,900 SF service facility. The Catalyst deal team was led by Brandon Johnson and Kyle Earley. Robbie Lober and Devin Beeler with Lober Real Estate are currently marketing the property for lease.

Genesis buys New Jersey IOS

ACQUISITION: Genesis buys 4 acre IOS in Northern New Jersey. Genesis LLC has acquired 125-147 North 5th Street in Saddle Brook, New Jersey. The property features a 10,000 SF building. Genesis plans to repave and improve the property. The Genesis deal team included Michael Hess, Jake Gerber, and Ezra Husney.

Colliers leases Jacksonville IOS

LEASE SIGNED: Colliers leases 7.3 acre IOS in Jacksonville, FL. Colliers has facilitated the leasing of 8801 West Beaver Street in Jacksonville, Florida. The property includes a 3,000 SF metal structure. Joseph Turri, Michael Cassidy, Eric Bumgarner, and Gordon Olson with Colliers represented the landlord in the transaction.

NAI Ohio Equities leases Columbus IOS

LEASE SIGNED: NAI Ohio Equities leases 2 acre IOS in Columbus, OH area. NAI Ohio Equities has facilitated the leasing of 2 acres of IOS space at 2976 Lazar Road in Grove City, Ohio. The rental rate is $2,500 per acre per month with a lease term of 3 years.
