Virtue brokers IOS portfolio

ACQUISITION: Virtue brokers sale of 14.71 acre portfolio to Alterra IOS. Virtue Real Estate Partners has facilitated the sale of a 2-property portfolio totaling 52,393 SF on 14.71 acres. Luke Hoyl, TJ Giselbach, Alex Hoyl, and Blake Ransom with Virtue represented the buyer, Alterra IOS, in the transaction. Gavin Weaver led the Alterra deal team. The properties in the portfolio are:

  • 14925 Main Street in Houston, Texas — 9.59 acres

  • 9477 Ridgeway Street in Tulsa, Oklahoma — 5.12 acres

Dalfen buys FL IOS

ACQUISITION: Dalfen Industrial buys 2.61 acre IOS in Orlando metro area. Dalfen Industrial has acquired 2916 Apopka Boulevard and 8188 North Orange Blossom in Apopka, Florida. The property includes a 785 SF mobile office trailer. Christopher “CJ” Griffith and Ryan Griffith with Lee & Associates Central Florida represented the seller in the transaction.

Panther sells TX IOS

ACQUISITION: Panther brokers sale of 1.54 acre IOS in Laredo, TX. Panther Capital Group has facilitated the sale of 910 Pellegrino Court in Laredo, Texas. The property is part of a 2-asset IOS portfolio, with the second property, 802 Pellegrino Court, set to close soon. The buyer was Guillermo De Nicolas, Panther’s founder and CEO. The transaction was led by Panther’s Ruben Larrea.

Rich Young sells TX IOS

DISPOSITION: Rich Young Co. sells 2 IOS properties in Dallas-Fort Worth metro. Rich Young Company has facilitated 2 IOS sales in Texas totaling more than 35,000 SF on nearly 8 acres. Rich Young and Brad Werner led the Rich Young Co. deal team in both transactions. The properties are:

  • 355 Grand Junction Boulevard in Mesquite — 17,842 SF on 4.55 acres

  • 2890 Lake Ridge Road in Lewisville — 17,494 SF on 3.25 acres, with 1.2 acres of dedicated, fully fenced outdoor storage

Everwood buys Houston IOS

ACQUISITION: Everwood buys 2.3 acre IOS in Houston area. Everwood Real Estate Partners has acquired 629 Howard Drive in Deer Park, Texas. The low-coverage property includes 2 buildings totaling 16,200 SF. The Everwood deal team included William Peeples, Rob Wallace, Derek Fisher, and John Bedula. Walker McCairns and Nick Peterson with NAI Robert Lynn represented Everwood in the transaction.

Peakstone releases Q3 report
