Trux buys Idaho IOS

ACQUISITION: TRUX Parking buys 36+ acres of industrial land in Boise, ID. TRUX Parking has acquired 4600 South Apple Street in Boise, Idaho. The property features 3 acres of truck parking, 7 acres of stabilized yard space, a 10,000 SF flex-industrial building, 241,000 SF of manufacturing space, and a leaseback on 26 acres. The TRUX deal team included Alexander Hegner, Joey Goodman, George Ettershank, Blaise Larrabee, Bret Marks, and Samuel Rotenberg. Also involved in the transaction were Alex Heaton and Darlene Hill-Parks with Maynard Nexsen, Steve Heath with Heath Development & Construction Management, and Gray Williams and Luke Colbert with Albany Road Real Estate Partners.

IronHorn buys Little Rock IOS

ACQUISITION: IronHorn buys 7.33 acre IOS in Little Rock, AR for $2.45M. IronHorn Enterprises has acquired 6101 Lindsey Road in Little Rock, Arkansas. The low-coverage property features a 38,280 SF cross-dock facility. The seller was Moses Tucker Partners, led by Adam Jenkins and Matt Chandler. The IronHorn deal team included Jacob Johnston, Joseph Lauro, Greg Cleghorn, and Colin Cleghorn. Stuart Mackey and Jeri Rich with Hathaway Group facilitated the transaction.

EV Realty buys CA IOS

ACQUISITION: EV Realty buys 4 acre truck/trailer storage yard in Stockton, CA. EV Realty has acquired 1549 Industrial Drive in Stockton, California. The company plans to develop a large-scale grid-connected charging hub for commercial trucks at the property, as well as offering truck and trailer parking. The seller was an affiliate of Dayton Street Partners, led by Adam Seyfarth. Jenna Halperin and Alec Maghami led the EV Realty deal team. James Kemmerer with Burr & Temkin represented the seller in the off-market transaction.

Legacy sells Jacksonville IOS

DISPOSITION: Legacy Capital Partners sells 3 acre IOS in Jacksonville, FL. Legacy Capital Partners has sold 5919 Commonwealth Avenue in Jacksonville, Florida. The property features 28,734 SF of industrial buildings and was acquired by Legacy in August 2024. Tyler Hall and Scott Brucker led the Legacy Capital Partners deal team. Michael Cassidy, Eric Bumgarner, and Gordon Olson facilitated the transaction.

Digby Commercial leases Denver IOS

LEASE SIGNED: Digby Commercial Advisors leases 1.29 acre IOS in Denver. Digby Commercial Advisors has facilitated the leasing of 1280 West 64th Avenue in Denver, Colorado. The property offers immediate access to I-76. Tanner Digby represented the landlord, Rio Bravo Land Co., in the transaction. Tanner Gillis with Unique Properties represented the tenant, Franky’s Roofing Co.
