ACQUISITION: Alterra buys 7 property IOS portfolio totaling 23 acres. Alterra IOS has continued its buying streak with the acquisition of 7 IOS properties in strategically located metro areas. The portfolio’s previous owner was Kyle Holdings LLC. CRE Advising facilitated the transaction. The Alterra deal team was led by Parker Pearson. Steve Horvath and Andrea Doyle with CRE Advising sourced the portfolio. The properties are:

• 200 Easy Street in La Vergne, Tennessee (a Nashville suburb) — 10,500 SF on 1 usable acre

• 13 Guenther Boulevard in St. Peters, Missouri (a St. Louis suburb) — 29,000 SF on 2.3 usable acres

• 22791 Challenger Road in Frankfort, Illinois (a Chicago suburb) — 13,250 SF on 3 usable acres

• 17270 North 113th Avenue in Osseo, Minnesota (a Minneapolis suburb) — 24,000 SF on 3.2 usable acres

• 3601 North Arlington Avenue in Indianapolis, Indiana — 14,400 SF on 3.5 usable acres

• 2629 Blue Mound Road West in Haslet, Texas (a Dallas suburb) — 21,839 SF on 4.9 usable acres

• 36454 Mills Road in Avon, Ohio (a Cleveland suburb) — 14,600 SF on 5 usable acres

DISPOSITION: Colliers sells 33 acre IOS in Tallahassee, FL. Colliers has facilitated the sale of Capital Circle Commerce Park, located at 4723 Capital Circle Northwest in Tallahassee, Florida. The property features 6 buildings for a total of 181,105 SF. The buyer was Albany Road RE Partners. The Colliers deal team included Ryan Vaught, Jimmy Ullrich, Michael Macchia, and Riley Vaught.

ACQUISITION: Newmark brokers sale of 7.06 acre IOS in Kansas City, KS. Newmark represented the buyer in the sale of 620 South 38th Street in Kansas City, Kansas. The property features a 21,570 SF service building. The Newmark deal team included Graham Stark and John Faur.

DISPOSITION: Cushman & Wakefield sells 5.07 acre IOS in Denver metro area. Cushman & Wakefield has brokered the sale of 11331 Dillon Road in Broomfield, Colorado. The property features 27,116 SF of industrial building space. The C&W deal team included Matt Trone, Steve Hager, and Joey Trinkle.

LEASE SIGNED: Colliers leases 2.37 acre IOS in Hayward, CA. Colliers has facilitated the lease of 2249 Davis Court in Hayward, California. The property features a 25,00 SF warehouse. A Colliers deal team led by Nick Ousman and Greig Lagomarsino represented the landlord. Jason Ovadia with JLL and Shannon Unsicker with Fischer represented the tenant.

LEASE SIGNED: Partners leases 4.81 acre IOS in Houston, TX. Partners RE has facilitated the lease of 1919 Gault Road in Houston, Texas. A Partners deal team led by Clint Hankla represented the landlord, Hyde Park Commercial. James Mashni with First Houston Properties assisted in the transaction.
