DISPOSITION: Bahn Realty sells 33+ acre IOS in St. Louis metro area. Stephen F. Bahn Commercial Real Estate Services has facilitated the sale of 13816 Missouri Bottom Road in Bridgeton, Missouri. The property is currently operating as a truck parking facility. Steve Bahn and Brian McCune with Bahn Realty represented the seller in the transaction and are currently working with the buyer to develop the site as a Class A build-to-suit IOS asset with a vehicle maintenance facility.

ACQUISITION: Genesis buys 5 acre IOS in Dayton, NJ for $5.7M. Genesis has acquired 3 Wheeling Road in Dayton, New Jersey. The property includes 7,100 SF of industrial improvements. Mark Silverman, Elli Klapper, Liam McGregor, Madalyn Santoro, and Marc Trevisan with CBRE represented both Genesis and the seller in the transaction.

DISPOSITION: Younger Partners sells 3.5 acre IOS in Fort Worth, TX. Younger Partners has facilitated the sale of 2560 East Long Avenue in Fort Worth, Texas. The property features 11,988 SF of industrial building space. Tanja McAleavey with Younger Partners represented the seller, Balkan Express, in the transaction. Liam Wagner — also with Younger Partners — represented the buyer, Cantex Capital.

DISPOSITION: First Houston Properties sells 2.4 acre IOS In Laredo, TX. First Houston Properties Inc. has facilitated the sale of 13609 Archer Drive in Laredo, Texas. The low-coverage property includes a 36,240 SF warehouse. The buyers were AKRE Partners LLC and Sunwest Real Estate Group. Juan Fraga led the First Houston deal team.

ACQUISITION: Alterra IOS buys 2.1 acre IOS in North Charleston, SC. Alterra IOS has acquired 4738 Franchise Street in North Charleston, South Carolina. The property features a 7,668 SF warehouse. Sean Christman led the Alterra IOS deal team. Alex Whittemore and Jon-Michael Brock with Lee & Associates Charleston facilitated the transaction and are currently marketing the property for lease.

LEASE SIGNED: Elmwood & Co. leases 3 acre IOS in Savannah, GA. Elmwood & Co. has facilitated the leasing of 4,500 SF on 3 acres at 289 Telfair Road in Savannah, Georgia. Zachary Zakas with Elmwood represented the owner, DeMott Development, and procured the tenant in the transaction.
