ACQUISITION: Redfearn buys 3.5 acre low-coverage site in Tampa for $5.8M. Redfearn Capital has acquired 10301 Fisher Avenue in Tampa, Florida. The property features 2 acres of IOS space, along with a 35,265 SF warehouse. The Redfearn deal team was led by Alex Redfearn.
DISPOSITION: Friedman sells 2.28 acre IOS in Youngstown, OH for $2.8M. Friedman RE has brokered the sale of 5385 Clarkins Drive in Youngstown, Ohio. Derek DeLaura with Friedman represented the seller. The property includes an 8,800 SF industrial building. The buyer was a California 1031 exchange investor. The property is currently leased to the Linde Welding Gas & Equipment Center.
LEASE SIGNED: GRP leases 3.5 acre IOS for truck parking in Baltimore, MD. Greenspring Realty Partners (GRP) has leased 3.5 acres of IOS space at 901 South Kresson Street in Baltimore, Maryland, to Realize Truck Parking. Realize will operate a parking facility at the location with stalls for trucks and trailers. The GRP deal team was led by Nicki Berg.
LEASE SIGNED: Alpine leases 3.4 acre IOS in Houston, TX. Alpine Partners has leased 13001 Elaine Road in Houston, Texas. The property features an 11,680 SF crane-served warehouse. The Alpine deal team included Derick Perkins and Kyle Fischer.
DEVELOPMENT: Alterra delivers 7 acre IOS in Charleston, SC. Alterra IOS has partially delivered an IOS facility located at 7101 Bryhawke Circle in Charleston, South Carolina. The site is a build-to-suit project developed in partnership with ARCO for tenant Heniff Transportation Systems. Heniff currently occupies 10,000 SF on 7 acres of the site. Following the completion of the project in early 2025, the property will feature 21,000 SF on 21.6 acres. The Alterra deal team included Charlie Totten and Liam Sullivan.
